ᐅ How to Plan a Floor Plan with a Garden Facing East and Driveway on the West Side

How would you envision the room layout here? We have found this property but are still unsure if it can be converted into a single-family home. Of course, I understand that without exact measurements, no plans can be made. Currently, there are no internal walls built in the structure. I’m mainly looking for ideas on how to possibly make use of this unique plot and building.

Our concept:
- 1 bedroom for 2 adults
- occasionally an adult son visiting; therefore definitely a guest room and possibly a guest bathroom on the ground floor, which could also be used independently in old age
- office
- hobby room
- open kitchen and living area with a fireplace

Right side: north side, left side: west side (street)

East side (garden). The unobstructed view will remain due to a water protection area. However, the property boundary only extends up to the orange line.

All respect for old properties. But this one is ready for demolition. It has either been gutted or at least the process seems to have started.
But great plot of land 🙂

That's correct. It is not rotated but oriented to true north. However, I would prefer the terrace to be on the east side.

I wouldn’t say ready for demolition. If the structural integrity is sound, it’s basically like a shell construction. It would be interesting to know if the roof is in good condition or affected by pests. Add insulation, install windows, apply plaster, and complete the interior—then the country house is done. 🙂

Insulation on the exterior would be a shame here – the old bricks are part of the charm.

But as mentioned: if the main structure is worth preserving, invest money in an architect who is experienced with this kind of work.

Is the building protected by a heritage or conservation order?

Hmm, the brickwork looks good. But when you see the supports above the windows, all those holes… to me, it’s a building ruin!

There is no heritage protection on it.
