ᐅ What is a reasonable cost for a double garage?

Hello Forum,

Today I received a quote from my construction company (with whom I am very satisfied) for our requested (masonry) double garage:

approximately 25,000 EUR for the shell construction work (foundation, floor slab, concrete ceiling, masonry work, etc.)
approximately 12,000 EUR for roof waterproofing, interior plaster, screed, garage door, windows.

The garage would be about 6.40 meters x 6.40 meters (21 feet x 21 feet) in size and slightly on a slope, so the foundation work is expected to be more complex.

Are these prices normal? I was a bit surprised because we had originally budgeted only 20,000 EUR (based on recommendations found online) for our garage...

I think there is quite a significant difference between €22,800 (post by @Trude80) and €37,000 (post by @Bookstar). Or is €22,800 for a single garage?
Either way, I find €37,000 quite steep (but I assume everything is included).
Would a garage built with a timber frame construction possibly be cheaper?

37,000 sounds fair???

I would have said a maximum of 30,000.

@11ant thanks for the tip about Garagen Hoffmann, the local suppliers are a bit overpriced for my taste. They want over 40,000 for a prefabricated garage.

I’m curious to see what Hoffmann will charge.

Our double garage (6 x 9 m (20 x 30 ft), with foundation, hip roof at 8° (8°), and brick facade) will cost approximately 43,000 euros.

Their prices seem reasonably fair, at least the local market share suggests that, but probably not bargain prices. I recommend them for two reasons: first, because I am familiar with quite a few of their garages (and their durability); and second, because the local "masonry" made from prefabricated aerated concrete panels offers an alternative to traditional "brick-by-brick" construction as well as to a fully prefabricated garage. They can accommodate custom dimensions and boundary-following shapes, for example trapezoidal floor plans, and the climate inside is excellent – both for cars and for storing books.

For 30,000 euros you can get a prefabricated garage 6x9 m (20x30 ft) without foundation.
Masonry on top of that costs 5,000 to 10,000 euros.
How anyone expects to get this for 22,000 euros is a mystery to me. But as always, there is a big risk of comparing apples and oranges. See for example MelanieSH, who paid more but got a hip roof and brick cladding.

I pay 21,000 for a 6x6 meter (20x20 feet) precast concrete garage, all-inclusive.
