Hello everyone,

We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping

Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.

We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.

Is our building project even feasible?

What about things like satellite and LAN wiring?

That should all be included as well.

Why?
It is rarely included because many people do not want satellite at all.
So why should a shell home, which is $60,000 cheaper because it is a shell home, include this when even the higher-priced options do not?

Edit: just skimmed the offer. What do you want with an offer from 2017? ("February discount 2017")?

You hadn’t replied to this yet. If that’s the case, and the offer is from 2017, today you could only make a paper airplane out of it – that’s all there is!

And valid only on the date it was issued!

The offer is from Tuesday. According to the consultant, the offer with the 10,000 is still valid. However, as mentioned, I will obtain a concrete offer.

Don’t trust any advisor (you are one too...) who tells you something without proof. For sums like this, always get everything in writing (including any promises made) and ALWAYS have costs linked to the corresponding services in writing as well—itemized in detail.

Many people here have already stumbled over this exact point. Everything in writing. No verbal agreements or “I thought that…”
