We have a narrow plot of land (about 21 meters (69 feet)) with a steep slope (a total height difference of approximately 11 meters (36 feet)). Since there is hardly enough space to place the house next to the garage, we need to position it above the garage. The garage starts 5 meters (16 feet) from the street, and the house would have to be set even further back. Therefore, the garage cannot be used as a basement.
Does anyone have experience with partial overlapping construction in such a situation, and whether it is significantly more expensive? Maybe someone also has a picture to share showing how they planned it.

There are many (terraced) houses that have an integrated garage. That should not be a problem.
I’m just a bit surprised that 21m (69 feet) is considered narrow – if you subtract 6m (20 feet) setback distances from the boundary, you still have 5m (16 feet) left for the garage and 10m (33 feet) for the house at the front – that’s actually quite generous.

If 21m (69 feet) is narrow, then the plot must be 110m (361 feet) long, and an 11m (36 feet) height difference would be only 10%, which is not extreme.
