Personal price limit for house, including equipment:
Preferred heating system:
If you have to give up certain details or expansions
- Can give up: garden area on the north side
- Cannot give up: office
Why is the design the way it is now? e.g.
The design was created by ourselves. The problem is: the garage is accessed from the south/west side, meaning the entrance is on the side and anyone can see into the garden, which is also on the south side. The north side is not an option (no sunlight there). West or east would be an option but unfortunately not possible as there is no space on the left or right sides of the house or garage (3m (10 ft) distance to neighbors must be maintained).
Since the house and garage already take up a large part of the plot, the garden is also relatively small (about 110m² (1184 sq ft) only in front by the terrace). We would still have a green area in the north, but this seems unnecessary. However, there is a playground nearby.
The office MUST remain because of self-employment. The kitchen could also be located in the north and be a bit larger.
A utility room connected to the garage is also essential.
Has anyone been in a similar situation and could offer some suggestions for changes?
Thank you in advance.

Floor area ratio: 0.4
Floor space index: 2 Something doesn’t seem right. If it says "0.4 / II," then 0.4 might actually be the floor space index at worst! Please provide the exact wording. Usually, the development template (covering all areas of the plan) is explained. The building volume ratio is mentioned much less frequently than floor area ratio and floor space index.

Garage in the southeast corner?!
And to clarify: in the garden, you also get sun in the north, especially in the evening.
How much sunlight comes through which window is a different matter: generally, south-facing windows allow the most sun in, while north-facing ones let in almost none.
You have to consider these aspects separately.
A large open-plan room can be well lit with southwest-facing windows, while the terrace can be placed on the northwest side.Regarding the sun position again:
About two weeks ago, so mid-April, our north-facing bathroom started getting sunlight from around 6 p.m. While it was only indirect, I still consider this notable and worth mentioning in the discussion about "sunlight only comes from the south."
As I mentioned before, I would relocate the garage to the southeast and separate the driveway from the west garden a bit with a hedge, allowing for a nicely arranged terrace on the southwest side.
I would make the house narrower so it fits better on the plot and provides more space on the west side.
But these are just initial thoughts that come up when sketching with a pencil on graph paper and after the site coverage ratio issue is approved by the building authority / planning department.

For the JPGs, you’ll need to provide a magnifier. Try cropping them to remove the large white border.
Regarding the floor plan:
- The garden shed attached to the garage is located as far as possible from the main garden
- Why not combine the kitchen and dining areas if a dining space next to the kitchen is desired?
- The doors to the rooms look very narrow
- The clearance at the top of the stairs is only about 1 meter (3 feet), right?
- In the bathroom, you could swap the shower and toilet/bidet together with the window, and make the west-facing window a bit narrower; that way, the shower would also get natural light.
- I find the layout of the bedroom and dressing area inconvenient. If one person gets up, they have to pass the bed twice. Also, this room has the best exposure, while, for example, the third child’s room only gets morning sun.
- Are two more children planned? If so, why are the kids’ rooms so unevenly sized?
- Is the office used for client visits?

Does the garage have to be placed on the west side? The kitchen should ideally be enclosed to contain odors.
Yes, the doors were indeed too narrow. Unfortunately, I chose the wrong ones.
There is not much space at the top of the stairs, which I also don’t particularly like.
Swapping the shower and bidet is a good idea.
The third “children’s room” is meant to be an ironing room since only two children are planned. I mistakenly labeled it wrongly.
There will be client visits once a week.
No, the garage does not necessarily need to be on the west side. It’s only somewhat convenient because on the left side of the property, where 6 m (20 ft) is marked, five public parking spaces will be built. This way, when driving out, you at least have a reasonably clear view to the left.
