I (like other builders) don’t plan my house based on the cost of a wall, masonry, or windows, but rather as a compact whole that fits together.
Maybe you should untangle the knot in your head: no small masonry business calculates their exact consumption of bricks. They have flat rates and add a margin on top. Before spending hours in the basement office in the evening, they calculate based on experience, give their quote, and (I hope) manage their mixed costing by the end of the month. Their offer fits the house, but it is a lump sum.
The general contractor (GC) also includes their profit margin in their standard house package. There is some leeway that the client can make use of if they don’t push it too far before signing the contract. That certainly doesn’t work with every company, but it did with ours. Carrot and stick: 2.3 windows in standard version plus extra foil finish barely matters to the GC. Over 4 square meters (43 square feet), the masons subtract that again. Below that size, they don’t. For that, the Velux window costs an expensive 700 including installation. If we wanted the mason to make any small changes during construction: bam – no invoice.
Same with the electrician: the standard scope is defined in the construction specification. The offers are submitted to the GC accordingly. But we have two rooms more than the standard house. Do you think the electrician cares to install two extra light switches with ceiling outlets there? No! That’s pocket change and 10 minutes of work for him – it would take longer in the office to update the paperwork.
Heating: two installers needed at least half a day more because the homeowner wanted the heating in that narrow corner. The supervisor checked every day. I don’t believe the GC saw any extra invoices for that – why should they pay more, the offer was agreed upon. Compared to the tradespeople, the GC is less generous.
I assume things work like this with many GCs. Some extras get charged, others don’t. They certainly make their profit.
Ultimately, I wasn’t surprised by this fact – I calculate my projects exactly the same way. In the end, everyone has to be happy to have done business.
P.S. We certainly don’t have cheap windows, nor expensive exterior masonry.
