The price is reasonable, in my opinion. However, all additional construction-related costs are missing, as you only have the house price.
Two things: You will have underfloor heating, so your towel radiator should be equipped with an electric heating element. Otherwise, it will warm up very little.
You don’t have a ventilation system included. Is that intentional? It’s better to choose a gas heating system plus controlled residential ventilation instead of building with a heat pump without a ventilation system.

So, that is only 1062€/m² (99 USD/ft²), which is never enough. On average, prices discussed here in the forum range from 1500-1800€/m² (140-167 USD/ft²). And you are far from that. For example, the term “loose rock” caught my attention regarding the deep drilling; just think about what you would find at depths of 50+ meters (164+ feet). It definitely won’t be Baltic Sea sand. Solid rock is much easier to drill anyway. You really need to be careful with this.

We are aware of the additional costs and estimate them at 130K for site development (road, water, sewage, electricity, and lifting station), outdoor facilities, and kitchen, on top of the offer.
We will not choose a ground source heat pump until it has paid off compared to a condensing boiler.
We will decide on solar thermal and a condensing boiler.
