Hello dear homebuilding forum,
we are planning to build our single-family house in Saxony-Anhalt in 2018. Yesterday we received the offer. Could you possibly give us some feedback on whether it is good or rather not so good.
Thank you very much

First of all, a good offer with some minor inaccuracies. For a gas boiler, it is not mandatory to have solar panels, but an additional renewable energy source is required, which could also be a controlled ventilation system with heat recovery. If solar is chosen, a system solely for domestic hot water would be sufficient; heating support is not required, as it costs a lot of money and space and offers little benefit. So, you could ask for a gas boiler combined with a basic solar water heating system, which would probably only add a small extra cost. The whole geothermal system is economically unfeasible.
The brick garage won’t be constructed by the concrete supplier, but will definitely be much cheaper. The electrical outlet package is very inexpensive. The sash windows—well, that’s a personal preference; they don’t offer any real advantages, are inconvenient for looking outside, and are very expensive.
Some essentials are missing, but there is a lot of roller shutter stuff. There should be two outdoor water taps, a five-core underground cable outside for garden electricity, a utility sink somewhere, and a forced ventilation system in the bathroom to ensure moist air is removed even if someone forgets to ventilate or does so for too short a time.
The exterior plaster facade should not only consist of colored render but also receive a silicone resin coating so the color lasts longer.
In short. Karsten
