It’s been a while, and fortunately, I’ve learned a lot since then, also thanks to many justified skeptical opinions.
Since we didn’t get the plot last year, our application for a new 555 m² (approximately 6,000 sq ft) plot under the local resident allocation model is currently with our local market. The decision on whether we will be allocated one this time will be made in September, but things look promising!
As land prices here have increased by more than €50 per m² (approximately $5 per sq ft) since last year, our budget has naturally been expanded. Our current target and maximum spending limit is €400,000 (including equity), preferably less, but that’s where we stand at the moment.
A basement is not feasible from a cost perspective, so we have decided on a single-family house with around 140–160 m² (approximately 1,500–1,700 sq ft) and a double garage with an adjoining annex at the back for garden furniture and such. Of course, it’s possible the double garage will become a single garage with a carport, but that will become clearer during detailed planning as we look for some savings to invest money better elsewhere.
Currently, we are considering between Danwood (a prefabricated house KfW70 standard) — with which two of our friends have had good experiences — and an Austrian Passive House with even greater energy efficiency due to new and special insulation.
Here is roughly my cost breakdown, now much more realistic than it was a year ago. Maybe some of you might find something that stands out.
Land: €122,100

Quick update – We’ve moved in
In one week, our earthworks contractor will come to level the remaining ground and connect the gutters. In two weeks, the kitchen will be installed, and in four weeks, a 6x6 meter (20x20 feet) prefabricated garage will arrive.
After that, progress will continue quickly with the foundation insulation, fence installation, terrace, and entrance platform. We will probably sow the lawn and similar landscaping in September when the weather is milder again.
Final word: Having your own four walls is fantastic!

The floor plan was changed significantly, as was the interior design.
They tilt and can be opened inward for cleaning.
Completely wrong statement!
It depends individually on the house. For some changes in our case, it was 800€.
In one week, our earthworks contractor will come to level the remaining ground and connect the gutters. In two weeks, the kitchen will be installed, and in four weeks, a 6x6 meter (20x20 feet) prefabricated garage will arrive.
After that, progress will continue quickly with the foundation insulation, fence installation, terrace, and entrance platform. We will probably sow the lawn and similar landscaping in September when the weather is milder again.

I would be curious to see it. Oh, that’s what you mean—the floor plan changes and the architect are handled separately.
One is for the planning, the other for the additional or reduced materials.
If I have time, I will definitely catch up on this...

I’m interested...I would like to second this request, as I’m interested as well.
Local builders are still in the running for me, but I’ve also looked into various prefab house suppliers and asked other homeowners. Danwood currently seems to offer the best overall price if you’re not planning to paint, wallpaper, and install flooring yourself, and if a fairly simple standard is acceptable. If the other suppliers are also using Polish craftsmen anyway, I might as well buy from a Polish company. However, for me, building with a modified floor plan according to the offer would cost about €7,000 (around 7,000 euros) more (changing walls and doors, expanding and rearranging the bathroom and kitchen).
