Hello everyone,

We are planning a garage with a large open space for our new single-family house. We are limited by a boundary build and our plot becomes slightly wider towards the back. The garage dimensions would be approximately 6.43 – 6.58 x 6 meters (21.1 – 21.6 x 19.7 feet).

The first quote we received is 32,000 euros, including the foundation slab, flat roof, side entrance door, door to the garden, and an electric sectional door. Is this price realistic, or does anyone have tips for a more affordable alternative?

Thank you very much and best regards

However, steel garages often have a condensation problem

Unfortunately, steel garages tend to sweat (I am a tenant of one for the second time now). However, this issue can apparently be managed by installing a fleece membrane under the roof (according to the website of Garagen-Klaus). The car is not affected by this, but it would limit the garage’s suitability as a storage space.

Steel garages are also available with plastered finishes.

Personally, I have never actually seen a smooth steel wall garage (at least consciously). For the common classic steel garages made of corrugated wall panels, I would rather describe the plaster as a rough coating or thin slurry—somewhat harshly put, like “sheet metal with crunchy topping.” For smooth steel wall garages (although I don’t know how they achieve rigidity without corrugations; they must use some sort of bracing, but I am not familiar with the interior), they are said to be visually indistinguishable from plastered concrete garages.

Inner groove / smooth outside

Inner groove / outer smooth

Does this mean: groove filled (with what?), or: reinforced plaster applied with varying thickness (inside / over the groove)?

Our garage will be installed in one or two months...
Therefore, here is a picture from the homepage of the garage and carport specialists where we ordered our garage:

Modern single-family house with brick facade, white upper floor, and double garage.

The exterior will also be "sprinkled" at our place.

I can report later on how it handles condensation and dew. We were told that nowadays this is no longer an issue, as there are several measures to prevent it (including the mentioned fleece).

It depends on how the garage is used and whether it is ventilated. My parents have been using a steel garage for about 20 years without any issues. However, it is only used to park the car.

If you consider the garage attached to the house as an outbuilding and plan to use it not only for the car but also as a sort of basement replacement, it is better to avoid steel.

Hi, I’m very interested to hear about your experience, as we are currently also facing the decision whether to go for a prefabricated garage (which would also be used as storage)...
