I am considering having a prefabricated house built. I know this topic has probably been discussed many times here, but I am interested in hearing about your experiences with some manufacturers. Whether negative or positive, all feedback is welcome.

I can't give you specific advice about the mentioned providers like Schwabenhaus, but I would like to offer a suggestion: we requested quotes from smaller local prefabricated house companies and were very satisfied. In the end, we chose one about 20 meters (12 miles) away. Take a look around; there are likely some near you as well.

Lately, I have tried to learn a lot by reading both here in the forum and elsewhere. However, I haven’t really been able to make much sense of it. Therefore, I have now registered in hopes of making some progress here.

I can only share my experience with two consultation meetings, the second of which was a proper planning discussion with Haas.

The first meeting happened spontaneously during a model home visit in Poing. Even so, we already had specific wishes, ideas, and above all, our budget for the finished house. We also brought the development plan for our plot.

Based on this, the consultant was supposed to prepare a floor plan and a quote.

Two weeks later, we had the appointment to receive his offer... What can I say: the consultant was not prepared at all! Most of our wishes were completely ignored and were only scribbled in during the meeting using pre-designed prefab house floor plans from the catalog. Several variations were scribbled over the same floor plan, so it was absolutely impossible to get an overview. :-(

The real shock came with the offer! Our budget was not considered at all! It was nice that the consultant chose a generous layout (the living area was still only 135-140sqm (1450-1500 sq ft)), but our budget was already reached with the basic shell. Interior finishing would have to be done entirely on our own and was over budget. Then, as a short afterthought at the end, it was mentioned that the concrete slab was not even included in the offer. That would add roughly €20,000 (about $21,500) on top of the quoted price... Oh no.

Excuse me?!

Prefab house companies are generally only affordable if you choose one of their catalog homes exactly as offered. If you have an unusual plot (we have a semi-detached house with maximum external dimensions of 10m x 14m (33 x 46 feet), so the size of a detached house), there is no pre-designed variant, and every small change quickly becomes expensive!

From gathering further offers from local solid construction builders, I can only report that our house will now be built by local construction companies. Far below our budget, even though all our other wishes (almost 200sqm (2150 sq ft) of living space, fireplace, photovoltaic system, air-source heat pump, KfW 55 standard, noise protection measures, central ventilation system, high-quality floors, etc.) are taken into account! We will get a fully custom-designed house at our desired price without compromises.

Similar experience with Aurorahaus... There we would have paid one-third more than now for comparable house specifications.

Three quotes from prefabricated house companies were between 80,000 and 120,000 euros above the price I ultimately managed to build for using a local architect with a solid construction method. And that didn’t even include the cost of upgrades.

For us, the consultants just wasted a lot of time. Instead of clearly saying right away, "We can’t do this" when we mentioned our budget, we were sometimes "consulted" three times before receiving an offer far beyond our budget.
