Hello everyone,

I have a question regarding the trade "painting works."

We asked a general contractor, who also offers complete house finishing, to put together the total costs so that we can use this as a basis to approach the bank and apply for the necessary loan funds. This worked out very well. Due to, for example, a larger floor plan and other factors, the square meter figures have changed.

Currently, the screed is in place, and we are doing the painting work ourselves (at least we have started). When purchasing putty, corner beads, etc., I noticed that our "updated" calculation is based on the following:

Final calculation
1. Filling and sanding 3 times, including acrylic joints and corner protection beads (EUR 9.80 net per sq m) on 527 sq m (5675 sq ft)
2. Ceilings painted twice with emulsion paint for 123 sq m (1323 sq ft) net at EUR 4.30 per sq m
3. Wall surfaces with mineral oil plaster / clay plaster, 403 sq m (4340 sq ft) at EUR 8.60 net

Original calculation:
1. Filling and sanding 3 times, including acrylic joints and corner protection beads (EUR 9.80 net per sq m) on 454 sq m (4888 sq ft)
2. Ceilings painted twice with emulsion paint for 97.1 sq m (1045 sq ft) net at EUR 9.30 per sq m
3. Wall surfaces with mineral oil plaster / clay plaster, 357 sq m (3842 sq ft) at EUR 8.60 net

In my opinion, it can’t be right that the ceiling painting is priced at EUR 4.30 per sq m for two coats, especially when the other two items (1 and 3) are valued at EUR 9.80 and EUR 8.60 respectively. I’m just looking for your opinion—is EUR 4.30 per sq m a realistic price?

Nothing at all!
This should be a cost estimate if you hire the trade.
When I painted with our €60 paint bucket, I had approximate costs of €0.50 per m² (about $0.50 per sq ft). The €4.30 includes labor hours, which also explains the difference compared to points 1 and 3, where more labor hours are factored in due to higher effort.

Calculate your surface areas and buy paint according to that area.

Maybe I’m not understanding your question correctly and don’t know exactly what you want to achieve with it.

At first, I also thought it might be a typo, but then I remembered the term written by ypg.

However, the material must also be taken into account, such as applying two coats of ceiling paint...

I asked out of interest because I might want to include this correctly in the calculation for the bank, in case I ever need funds without an invoice due to "reshuffling" within the construction costs (spending less on painters but keeping the same value, which would then be invested in tiles instead).
