ᐅ Shocked by the cost estimate during the planning of our dream home

Hello everyone,
after several attempts, we have finally planned our house (1.5 stories plus basement) with dimensions of 9.5m x 12m (31 ft x 39 ft). The floor plan fully meets our expectations. Now the architect has done some costing and brought us back down to earth 😉.

Although we discussed the cost estimate, I still don’t fully understand it. Especially the items for roofing work at 15,000 EUR, drywall work on the upper floor at 9,000 EUR, and then the heating system (gas heating including chimney plus radiators in the basement and underfloor heating on the ground and upper floors) at 45,000 EUR. Oh, and the shell construction was estimated at 95,000 EUR (all net prices).

The house is planned to be built near Darmstadt. What do you think about the plan and the cost estimation for the trades?

But you left out the most important point. The plumbing fixtures were included in that. Then the price can easily add up like that. Plumbing fixtures are very expensive.
Very basic fittings cost around 5,000 EUR. But it quickly goes up to 10,000 to 20,000 EUR if you’re having the plumber install everything.

Where is the chimney? I can’t find it on the plan. A chimney like that can really cause a lot of complications quickly. You’re planning a very open ground floor. From the front door straight through to the terrace, there’s a direct line of sight. Personally, I find that too unsettling.
I don’t like window wells by terrace doors. When you step outside, you’re always standing on a window well. It’s better to place them to the side. The window well near the entrance door might also cause problems if there is a large landing.
If you are planning a bathroom in the basement, you will probably need an expensive sewage lifting system. I don’t see that included in the budget yet.
310,000 euros for this much living space including the basement sounds realistic. I can’t say if the individual trade costs are accurate.

The price doesn’t really shock me either. Considering the living area plus the basement, I think it’s not too much. What were you expecting (or hoping for)?

I can’t really say if the individual trades are accurate, but overall it seems fairly plausible. However, I also find the arrangement of the trades somewhat "unusual."

@ Wastl: Yes, the lifting station is included in the calculation, rather far down the list. Whether the price for it is realistic, I’m not sure.

As I already mentioned, I consider it at first glance to be the result of a dice roll. For example, I find it quite odd to calculate the scaffolding cost twice – is the scaffolding supposed to be dismantled after the roof frame is covered, only to be erected again for the exterior plastering? Also, the costs for the sewage lifting station don’t seem plausible to me – with two macerators, the price is set too low.

However, to gain certainty, more information is needed: what is planned regarding the fixtures, for example sanitary fittings, electric roller shutters, will the basement be fully finished, does the chimney start at basement level, etc.?

You have over 170sqm (1830 sqft) plus a basement, a small bay window that cost a lot, certainly a large corner glazing in the living room, hardwood floors, exterior venetian blinds, and so on—so definitely not a cheap finish! I consider the amount quite realistic! Did you perhaps let yourselves be misled by the low-cost offers like “new build = cheaper than an existing property”?
