We plan to build a house next year in 33449 Langenberg. The plot of land is already secured.
So far, we have only received an offer from Viebrockhaus, which we liked very much. Now we would like to get additional offers and are looking for providers that offer similar services.
The house should be built using solid construction methods and preferably meet the KFW40+ standard, delivered ready for move-in.
Which providers should we consider?
Construction is planned to start next year.
I appreciate any advice.

I can reveal that once we’re doneBut in the meantime, can you already clarify whether "making up the initial cost disadvantages" means that the chosen general contractor ended up being just as expensive as the one they didn’t choose had originally offered?https://www.instagram.com/11antgmxde/

I can share that once we are finished and have gathered all the experiences from start to finish. 🙂 How far along are you with your build?
Of course, there are always positive and negative experiences. That’s true with every construction company. Where we currently live, a well-known local builder constructed the shell, and plenty of mistakes were found as well. I don’t think any company builds completely “error-free.”
We plan to start building (applications) in 2023. We already have the building plot. At the moment, I’ve decided to collect the scope of work descriptions from various solid construction general contractors from 2021 to later have a basis for comparison (a sense of differences). We have thought about how we want it to look eventually, but since we’ve re-planned so many times this year, the current version is certainly not the final one. For example, I’ve picked up some good tips here in the forum and tried to integrate/implement them into our plans.

Have you had any experience with Town & Country?
Viebrockhaus is generally also considered to be good.
Of course, we will also get several quotes from local companies, but initially, we want to consider all options.

Viebrockhaus is generally regarded as good as well.In my opinion, comparing Town & Country and Viebrockhaus is pointless, since as a comparison it’s useless, and only serves as a self-test to find out which customer type you are. You will only ever be happy with either Town & Country or Viebrockhaus. Apart from the fact that, as far as I know, Viebrockhaus always operates as a general contractor itself, Town & Country is a marketing brand representing very different independent regional franchise partners. Therefore, I would rather compare Town & Country with Heinz von Heiden, and GUSSEK would be a better benchmark competitor for Viebrockhaus. Comparing Town & Country versus Viebrockhaus is more like a classic example of a “mismatched comparison.”In the same sense, if you want to look beyond the usual divide between “solid construction” and “prefabricated houses,” start with Town & Country / Heinz von Heiden and then look at Scanhaus Marlow / Danwood, while for Viebrockhaus / GUSSEK, you should rather look at Weberhaus, Bien-Zenker, or similar. So here, too, comparing a minivan on one hand to a convertible on the other is always a mismatched comparison, and it is better to stay “within the same league” for a meaningful market overview. Standing in front of a tennis table with a hockey stick just looks silly (in case the analogy isn’t clear enough to anyone).

krutojmax7 Jan 2021 14:00Hi,
of course you’re right. For comparison, we should definitely stay within the same category. Still, I appreciate the information.
We basically wanted to hear whether people here in OWL have experience with Town & Country, or as you mentioned, Heinz von Heiden, as well as Favorit Haus, Viebrockhaus, and Gussek Haus.
However, this doesn’t mean we won’t consider local companies.
It was just about experiences, not comparisons. Of course, those are completely different things. 🙂

Anyone here in OWL with experience with Town & CountryEven if so, it probably won't help you. Minden, Herford, Bielefeld, Gütersloh – each has different franchisees and should therefore be evaluated independently. Experience with a franchisee in Minden cannot be applied to Gütersloh.
The same likely applies to Viebrockhaus and similar companies.
