We plan to build a house next year in 33449 Langenberg. The plot of land is already secured.
So far, we have only received an offer from Viebrockhaus, which we liked very much. Now we would like to get additional offers and are looking for providers that offer similar services.
The house should be built using solid construction methods and preferably meet the KFW40+ standard, delivered ready for move-in.
Which providers should we consider?
Construction is planned to start next year.
I appreciate any advice.

I did not fully understand your assessment of the blue Splietker. Was it too expensive for you?
I don't like "Erwärme" at all, for example; I definitely think it should be an air source heat pump. A quick question about your basement: How do you heat it?

The blue Splietker is recommended if you can afford it. They build quality and do not do shoddy work.

I built with (the blue) Splietker and became aware of Splietker through a recommendation from my current neighbor. They, in turn, also came through a recommendation.

Note: The company Splietker (originally based on Kleestr.) has split into two branches due to two family lines. Since both share the same origin, I would not want to dismiss the building quality of the second Splietker branch either. So, it might be worth comparing both.

Sure, Splietker is not the cheapest option, but in my opinion, it is completely justified. Building with them was so enjoyable for me that I would definitely choose to build with them again at any time.

Completely customized design—it became exactly the dream house I wanted.

Compared to the contract signing, we are now over €20,000 (approx. $22,000) ahead. Mostly this was planned by us, or we were able to realize some positions from the subsequent reappraisals even cheaper than feared.

Hi, could you explain roughly how the €20,000 (approx. $22,000) is made up?

Sure:
+5,000 euros for thin-format facing bricks instead of standard format
+3,000 euros for steel stringer stairs with oiled oak
+1,000 euros for the front door
+4,000 euros upgrade for bathrooms
+7,000 euros BAFA-eligible heat pump with controlled ventilation package
+1,000 euros for squared gutters and staggered roof tiles

The extra cost for BAFA is more than offset by the subsidy. We had the stairs, door, and bathrooms fairly well planned in advance. Thin-format bricks were not on our radar at all.

I haven’t counted the planned power outlets yet – but we included 60 additional to the scope of work – that should be sufficient.

In hindsight, the blue Splietker is not cheap, but not as much more expensive than competitors as it initially seemed. Their scope of work is also very comprehensive and well within budget.

If we had brought their design to the same level we’re now building—with basement ceiling heights, bay windows, and fittings—it probably still would have been significantly more expensive than what we can do now.
Two examples:
Basement height 2.2 meters (7 ft 3 in) and outside the thermal envelope
No ventilation and heating would be undesirable

A big plus is that you can speak directly with an architect.

We heat the basement with underfloor heating and ventilate every basement room via controlled mechanical ventilation.
