ᐅ Which home builders are available in Ostwestfalen-Lippe (OWL)

We plan to build a house next year in 33449 Langenberg. The plot of land is already secured.
So far, we have only received an offer from Viebrockhaus, which we liked very much. Now we would like to get additional offers and are looking for providers that offer similar services.
The house should be built using solid construction methods and preferably meet the KFW40+ standard, delivered ready for move-in.
Which providers should we consider?
Construction is planned to start next year.
I appreciate any advice.

I’m bringing this thread back up.
We had discussions with Splietker Bau from Rheda and Kelle Konzept Bau from Schloss-Holte. Both were very good conversations. Since we don’t have anything finalized yet, I wanted to ask if there are any “insider tips”? ;-)

Which Splietker do you mean? The blue one or the red one?

I know the blue Splietker, and our neighbors are building with Kelle. We only had discussions with Splietker and then drifted apart on costs. At that time, it was too expensive for the offered floor plan with the limitations in the building standard.

The consensus here in the forum was: too focused on design – should pay more attention to everyday workflows.

We have now almost caught up with the superficial cost disadvantage of Splietker with our general contractor. Compared to the contract signing, we are now more than €20,000 (about $22,000) ahead. Mostly planned by us, though, or we were able to realize some items from later cost adjustments even cheaper than expected.

What Splietker offered us back then, we have now almost achieved – but we still get a bigger house, for example:
  • Higher basement ceilings
  • External basement insulation (Splietker simply didn’t want this because he thought the insulation would get damaged?)
  • Heated and ventilated basement via controlled ventilation system
  • Heating/ventilation eligible for BAFA subsidies
Splietker is very focused on geothermal energy, as I perceived at the time, and dislikes air-to-water heat pumps. That wouldn’t work for us due to water authority regulations. Designing the underfloor heating was not an issue with Splietker back then, so I don’t know how they would have handled room-by-room heat load calculations and wall heating in the bathroom.

Kelle also seems to be great.

The red Splietker is ours. I don’t know the blue one. Kelle would like to build a basement with underfloor heating, but we don’t need one. We’ll have to discuss that again.

Then I take back everything I said. I haven’t spoken with the Red one and don’t know anyone who has built with them.

I would have told the Blue one without hesitation that it’s doable. As long as the floor plan really offers what you need, there is hardly any risk.

Are these competitors from two branches of the same family (or just people with the same name) who only differ in logo color? – How is a non-insider supposed to tell the difference based on the name suffixes?

A well-established family business that split up for "various" reasons. Blue represents the continuation of the original, red the spin-off.
