I have a question: The house was built in 1970 and completely renovated in 2008. So far, it consists of a basement, one floor, and an attic. The house measures 14.70 meters by 7.73 meters (48.2 ft by 25.4 ft). The problem is that the roof structure has a height of only 1.7 meters (5.6 ft) at the center (the gable), so it is not suitable for living space.
My question is: If the roof frame is removed and replaced with a new one, what would the approximate cost be? Are dormer windows a good option, or would a flat roof be better? The house is located at the foothills of the Black Forest, but there have never been any significant snow issues here.
I obviously have much more information but prefer not to share it openly on the internet.
I would appreciate it if some of you could share your experiences. I understand that a cost estimate cannot be exact, but maybe it could be accurate within about 75%.

Ram_master_g21 Mar 2011 15:59Well, I would definitely have the roof structure replaced. The existing one has really ugly beams in between. Is there something like a price per square meter for the roof? Just a rough guideline. I already spoke with a real estate agent who said that the total cost would be around 30,000–50,000. I estimate the windows at about 5,000–8,000.

without having ever seen the house, I am unable to estimate any costs here (not even roughly). There are simply too many unknown factors.....
But it does seem like a very complex project, so I strongly recommend you consult an architect to support you.
They can also provide you with a cost estimate and advice on how to approach the project.

My brother-in-law also added an additional floor to his house. The old roof was removed, interior partition walls were taken out, the gable was adjusted, and a completely new roof with new rafters was built. The cost for this was around 40,000 euros. All in all, including windows and interior finishing (much of it done DIY), the total expense was just over 100,000 euros.

Best regardsThat’s quite a statement. I think I will go ahead with it anyway, since the house is being fully renovated. Are bathrooms and so on already included in the 100,000? If so, that would roughly match my expectations. Roof with windows just under 45,000 plus the individual rooms. Of course, I’m also aware that heating still needs to be installed everywhere, or that walls have to be built first.
