ᐅ Very Low Gable Roof – Add an Additional Floor?

Hello,

I have a question: The house was built in 1970 and completely renovated in 2008. So far, it consists of a basement, one floor, and an attic. The house measures 14.70 meters by 7.73 meters (48.2 ft by 25.4 ft). The problem is that the roof structure has a height of only 1.7 meters (5.6 ft) at the center (the gable), so it is not suitable for living space.

My question is: If the roof frame is removed and replaced with a new one, what would the approximate cost be? Are dormer windows a good option, or would a flat roof be better? The house is located at the foothills of the Black Forest, but there have never been any significant snow issues here.

I obviously have much more information but prefer not to share it openly on the internet.

I would appreciate it if some of you could share your experiences. I understand that a cost estimate cannot be exact, but maybe it could be accurate within about 75%.

P.S.: I am only considering the roof raising, not bathrooms, walls, etc. (I already know those costs). And yes, the foundation can support this!

So, I just spoke with an acquaintance who had his roof structure raised and dormers added. The size is about half of my planned project. His details:

Timber framework around 12,000 euros
Roof tiles around 5,000 euros
All finished including insulation and flashing around 20,000 euros. However, he mentioned that if he had searched more carefully, he could have saved 5,000 euros.

So, the 40,000 euros estimate for my project should be realistic since the house is from about the same year. I already have someone for the windows and I’m not dependent on contractors for the interior work. Still, thanks for the helpful tips.
