None of that is mentioned in the survey. It actually is mentioned in the opening post.
But the survey is rubbish. Our house was expensive, yet under the thread conditions it would have cost 1800/m2 (167 sq ft).

hampshire7 Dec 2019 23:56Exclusive windows, high-quality floor and wall coverings, spa and bathroom, acoustic ceilings... easily add up to a thousand per square meter (10.8 per square foot) difference. And that’s without any “smart” features or considering the site.
