What costs are you expecting for your house or have you come up with?
(Calculation method: euro construction costs / sqm (square meters) of living space = xy).

Please consider "pure" house costs only, meaning:
  • House with basement/slab foundation
  • Including technical installations
  • Including floors and walls
  • Excluding land, driveway, landscaping, garage, terrace, additional building fees

Basically a good survey!
BUT: all the numbers are meaningless if you ask where people ended up and what they based their calculations on! Usually, the estimated costs are lower than the final amounts.

If you want to know the actual cost of building a house, you should remove the "calculates" part.

And what is, of course, also interesting is to mention the year in which the house construction contract was signed.
And ideally, also include the energy standard (KfW70/55/40/40+).

Otherwise, the entire survey is completely pointless!

Year, features, region, extras... especially the technical equipment can vary significantly nowadays. General rules of thumb are simply difficult to apply.

And it also depends on the region. In BW and BY, the survey should still show 2,500€ (approximately $2,700) and so on. I currently consider that to be the average.

You should also take the type of house into account in the equation. For example, a bungalow is usually more expensive per square meter than a 1.5- or 2-story house because more money is spent on the ground (larger building footprint) or in the air (roof area).

By now, I also find this calculation inaccurate and way too rough. For example, we finished our basement almost entirely to living space standards, including an additional shower bathroom. That means several power outlets/LAN/TV connections, screed with underfloor heating, the same floor coverings as the rest of the house, plastered walls, etc. The only real differences are the window sizes and the ceiling height being 2.50 meters (8.2 feet) instead of 2.75 meters (9 feet).

A flat rate is often calculated as 2,500 per square meter (approximately 230 per square foot) of living space plus 70,000. In reality, the cost was much, much higher.
