Hello everyone,

We plan to start building our house in spring 2019. Is it advisable to begin the planning process now?

We already have a plot of land, but it still needs to be transferred to my name and re-measured. (As it is currently registered, it is too small, and we need to acquire a few meters from our neighbor’s property.)

Are you familiar with the zoning plan for the area where you want to build? If not, you might as well forget about the house right away.

If you own a plot of land, this should be the first thing you study. If there is no zoning plan, you will have to build according to Section 34 (planning permission based on the surrounding area). I would also assume that luxury villas are quite rare within direct sight, right?

So, first familiarize yourself with the "regulations" before you fall in love with a house (serious advice, as this can lead to bitter disappointments).

Not yet. However, there are already bungalows and houses nearby, for example in a Tuscan style. As I said, the plot still needs to be finalized, surveyed, and legally transferred.

It’s not a project to fall in love with yet. It’s currently just a rough idea. I just wanted to show what I could imagine.

This topic is completely separate. Regardless of size and so on, the rules are always the same.
If you plan to build there, find out what regulations apply. You have 2 years, so use that time. Trust me, at some point it will happen suddenly, and you’ll be glad to be prepared.

And what do you mean by nearby? The same street? As far as I understand, §34 sets quite clear rules.

Anyone who has ever been to the building authority to inquire about what is possible under section 34 knows they are very cautious. They examine the immediate surroundings, meaning the same street and possibly intersecting streets. They look at what buildings are there, including setbacks, ridge heights, and the overall character, that is, the degree of density. They cross-check this using Google Earth. Then they think it over, hesitate a bit, and tell you what definitely won’t be allowed. After that, you have to explain what you believe would be acceptable... section 34 is problematic. But often, there is no other option. Karsten

Planning means gathering all the fixed information you can definitely get. This is the foundation for every conversation with a construction company.

Certainly, to spread out costs, you can already commission a soil survey. You will probably have a rough idea of where the house should be located and whether you want a basement or not.

These are two key elements that provide a solid basis for everything else. And these things don’t change.
