Hello everyone,
We plan to start building our house in spring 2019. Is it advisable to begin the planning process now?
We already have a plot of land, but it still needs to be transferred to my name and re-measured. (As it is currently registered, it is too small, and we need to acquire a few meters from our neighbor’s property.)

I found the conversations with the home builders quite informative at times, so I would also suggest scheduling an appointment with a home provider early on.Some of them also send invitations to housewarming events or framing milestones of customers' homes in the area if you are on their email list.

Hmm... So, last March we were in the early stages of our planning and attended a home building fair. The result was piles of brochures, emails, phone calls, and invitations to visit show houses. It was just confusing. Everyone praised themselves and criticized the others. As a customer, you felt like you were surrounded by vultures, and you were the prey. The problem was, we still didn’t know what we wanted. Should it be a prefab house or a solid build? Three or four rooms? Would 95 or 120 square meters (1023 or 1292 square feet) be enough? 95! You wouldn’t want to live in a shack like that! That was the exact tone among the vultures... What really helped us move forward was a focused 120-minute conversation with the owner of our construction company, matching the plot, our needs, and budget. After that, we knew what we wanted and what we could afford. The rest was just details. So my advice is to narrow down your options early, or it will get confusing. Karsten

From my own experience, some prefabricated house companies currently take 12 to 14 months or more from clearing all conditions (such as securing financing) until the house is delivered.
The market is very busy right now. Even companies that build with solid construction methods are not waiting for customers at the moment.

[...] So my advice is to narrow down your options; otherwise, it gets overwhelming.Yes, twenty years ago, the "(few) websites were still static, so it was quicker to get through everything." Thirty years ago, an architect could give you a brief overview of the most classic planning mistakes to avoid in just half a dozen community college evenings, along with a builder’s handbook from a specialist publisher. Today, sorting through the flood of information can take longer than the period from purchasing the plot to completing the foundation—or even to the roof-raising ceremony, depending on who you’re discussing it with.
And of course, the construction market plays a role as well. Good contractors have waiting lists like specialist doctors.

The market is booming. And companies building with solid construction methods are not keeping customers waiting either.Starting means the beginning of construction.A prefab house is definitely not an option for us.
