Hello everyone,

We plan to start building our house in spring 2019. Is it advisable to begin the planning process now?

We already have a plot of land, but it still needs to be transferred to my name and re-measured. (As it is currently registered, it is too small, and we need to acquire a few meters from our neighbor’s property.)

At least the square meter number is quite definite. It definitely won’t exceed 190 sqm (2,045 sq ft).

If you know you are going to build, you can start by doing the following:
  • Walk through residential neighborhoods (single-family homes) with open eyes and possibly a camera.
  • Browse an architecture magazine at the doctor’s office (if you’re healthy, visit a newsstand at the train station).
  • Think about what you actually want and need (no need to design a floor plan yet, just jot down room and living space requirements spontaneously—what is now called brainstorming).
  • Consider how it will look in 30 years.
  • Take stock of your finances and start keeping a household budget.
  • Understand the basics (prefabricated house, solid construction, building materials, heating, climate control, plumbing, electrical systems) (beware of diving into details at this early stage!).
  • Understand the basics (parties involved in construction, roles, contractual relationships, rights and responsibilities, client, architect, general contractor, main contractor, property developer, etc.).

If you have a plot of land, in my opinion you can plan more concretely:
  • What is actually allowed to be built there (building permit / planning permission)?
  • What should be built considering the surroundings?
  • What needs to be taken into account (soil conditions, slope, infrastructure connections)?

I agree with the previous speakers. It is still too early to start detailed planning, drawing up floor plans, contacting companies, and so on. However, I would still recommend keeping an open mind, looking at what appeals to you, possibly visiting a few model home parks to see which type of house suits your taste, researching basic topics (construction methods, wall structure, different heating systems, rough cost estimates), reading forum discussions, and similar activities. It might also be helpful to roughly set a budget and see what you can get for it, whether the budget aligns with the desired house, take stock of your finances, and consider what monthly payments would be manageable. Also, broadly think about how the loan could be serviced in the future, for example if children arrive (if you don’t have any yet). And of course: save up your own capital.

We followed this exact approach. Since 2014, we had the plan to build in a few years. The plot of land was already purchased back then. Since that time, we gathered information and explored options, and purposefully saved a significant amount of equity. We started the actual planning in the summer of 2016. Construction then began in March of this year. The advantage of the long “pre-planning” phase was that by the time we started detailed planning in summer 2016, many decisions had already been made—for example, house type, architectural style, house size, heating system, whether or not to include a ventilation system, room layout and requirements, and so on. We also had a rough floor plan in mind that we liked (which ultimately became the final plan, with slight adjustments to the dimensions). This meant that the actual planning proceeded quite quickly; only three months passed between the initial meeting with the architect and the submission of the building permit/planning permission application.

I found the discussions with the home construction companies quite informative at times, so I would also suggest scheduling an appointment with a home builder to hear what questions and advice they have.
