Dear forum members,

I have purchased an apartment from a developer. The standard specifications are already quite generous (e.g., tiles in the size of 60x60cm (24x24 inches) as standard).

However, I have now chosen even larger tile formats. Do you consider the following additional charges for installation to be reasonable (pure labor costs, additional charges for other items are separate):
- Extra charge for laying floor tiles 80x80cm (32x32 inches) instead of 60x60cm (24x24 inches): EUR 22 plus VAT per sqm (square meter)
- Extra charge for laying large format wall tiles 120x240cm (48x96 inches) instead of 30x60cm (12x24 inches): EUR 93 plus VAT per sqm
We are talking about approximately 19sqm (204 sq ft) of flooring and 35sqm (377 sq ft) of wall area in two bathrooms.

These price increases seem extremely high to me.

We are talking about approximately 19 m² (205 sq ft) of floor and 35 m² (377 sq ft) of wall in two bathrooms.

The question is, of course, whether the necessary preparatory work—such as self-leveling compound/uncoupling membrane on floor and walls, perfectly leveled (which requires additional plastering and smoothing)—is included?

Our tiler is using a tile leveling wedge system, and it works great! We are building with a general contractor, but excluded the tiling work because their tilers only knew tiles up to 60 cm (24 inches) and were significantly more expensive (easily +10,000 EUR overall).

Under the floor tiles, there is an inverted T-shaped tab that stays in place and has a predetermined breaking point, allowing the tiles to be leveled using the wedges. You can see this in the last picture, at the edge in front. The result is perfectly grouted! No uneven or raised corners.

Tile size is 75.5 x 75.5 cm (30 x 30 inches).

We pay for thin-set floor tile installation, 75.5 x 75.5 cm (30 x 30 inches), including the leveling system, a net price of 43.75 EUR (gross 52.06). An additional charge for installing floor tiles on walls is 4.30 EUR net. The tiles (from Saime) cost a favorable 29.12 EUR net after negotiation, minus 2% discount. With 180 m² (1,937 sq ft) of floor tiles plus 45 m² (484 sq ft) of wall tiles in bathrooms, we received a slight discount. Including adhesive, grout, thresholds, baseboards, stainless steel strips, and other extras, the total quickly exceeds over 120 EUR gross per m².

Laid floor: gray tiles, orange tile wedges in the joints, door at the end of the room.

Bright interior under construction with tiled floor, scattered orange tile spacers and workbench.

Construction corridor with gray floor tiles, patterned wall tiles, cable reel and backpack.

Construction phase: gray tiles in the shower, loose cables hanging from the ceiling.

@otus: apparently the format/color is currently in style, I have similar ones from Steuler. A leveling system from Hufa was also used for my project

Hello dear forum,

I am now also dealing with the topic of tiles. We are currently planning to have the tiles installed through our general contractor (Keitel-Haus).

During the selection process, we chose partly large-format tiles. In the living room, we want to install 80x80cm (50m² (540ft²)) tiles, and in the large bathroom 90x45cm (15m² (160ft²) floor and 15m² (160ft²) wall). The remaining area of a total of 140m² (1500ft²) will be covered with 30x60cm tiles. The 30x60cm tiles are included in the Keitel-Haus offer at a rate of €110/m² (approximately $110/ft²) (tile price €30/m² (approximately $30/ft²) included).
Anything beyond that (extra installation effort) we have to negotiate directly with the tile installer. He said that for the larger tiles, he would have to charge about twice as much... (so about €50 to €60/m² (approximately $50 to $60/ft²) more).

What do you think? It seems excessive to me because I already find the price we are paying quite reasonable as a standard.
What kind of extra work justifies higher costs for these tile formats?

Best regards,
Florian
