ᐅ Surcharge for Installing Large-Format Tiles

Dear forum members,

I have purchased an apartment from a developer. The standard specifications are already quite generous (e.g., tiles in the size of 60x60cm (24x24 inches) as standard).

However, I have now chosen even larger tile formats. Do you consider the following additional charges for installation to be reasonable (pure labor costs, additional charges for other items are separate):
- Extra charge for laying floor tiles 80x80cm (32x32 inches) instead of 60x60cm (24x24 inches): EUR 22 plus VAT per sqm (square meter)
- Extra charge for laying large format wall tiles 120x240cm (48x96 inches) instead of 30x60cm (12x24 inches): EUR 93 plus VAT per sqm
We are talking about approximately 19sqm (204 sq ft) of flooring and 35sqm (377 sq ft) of wall area in two bathrooms.

These price increases seem extremely high to me.

That’s quite difficult to say. Many people prefer not to install large tiles, while others don’t mind. There are also regional differences. I would estimate the price for 30x60cm (12x24 inches) tiles at 35-40 Euros, including adhesive and grouting.

My situation is quite similar to yours. We have 138m2 (1,487 sq ft) of tiles in the size of 30x60cm (12x24 inches) with a material cost of 40€ each. The tiles we chose also cost about 40€, so that fits well. For us, the baseboards are already included in the offer. If we were to exclude that trade, we would get a credit of 110€/m2 (10.2$/sq ft). In principle, I would prefer to do that, since then the general contractor would be liable. However, the model where you pay the general contractor for the standard and directly transfer the extra cost for special sizes to the tiler is somewhat complicated, especially as I would be at the discretion of the tiler here.

For now, I am trying to get a fixed price and then compare it.

We just visited a tile store and have now focused on the Casa dolce Casa Flagstone black glossy for the ground floor.

The tile dealer wants:
€74 per m² (approx. $74 per 10.76 sq ft) for the 40x80 cm (16x31.5 inches) size
€90 per m² (approx. $90 per 10.76 sq ft) for the 80x80 cm (31.5x31.5 inches) size

It’s quite surprising when you compare that to the first online retailer’s price:
40x80 cm (16x31.5 inches) €44.90
80x80 cm (31.5x31.5 inches) €52.90

It’s incredible how big the differences are. It’s just as extreme as with sanitaryware pricing. I would have thought the difference wouldn’t be any greater than buying a TV from a MediaMarkt versus a TV from Redcoon.

At least it seems that both of you are receiving fairly reasonable credits when the trade is excluded. We've seen quite different situations here.
