Hello everyone,
we have purchased a new house from the 1930s. I will probably have some questions (hopefully not too basic).
The house will be completely renovated except for the exterior walls (new roof, electrical system, plumbing, heating, etc.).
The facade looks too rough to me. I would like to have the facade smoothed a bit.
The facade currently looks like in the picture.

Beige exterior wall with rough plaster surface and brick lower section, small ventilation grille.

My first question is whether and how the entire facade can be smoothed, and the second question is from when energy efficiency regulations (energy saving ordinance) would require insulation. As far as I have read, when completely renewing the plaster (and removing the old plaster), insulation is mandatory. Does anyone know how smoothing the facade would be interpreted in terms of energy efficiency regulations?

Many thanks in advance
Good luck

I have found the solution.
For the energy-saving regulations, the removal of the old plaster is decisive, so the energy-saving regulations do not apply.
Smoothing is possible with a new layer of plaster.

For me, that's smooth plaster 🙂
