Hello everyone,

Our project is set to start in 2015. We are planning a single-story townhouse as permitted by local building regulations. The single-story design will be achieved with 4 dormer windows and a void space, as required by the development plan.

I would love to hear your opinions on this!

I am about 95% satisfied with the design myself. The only concerns I still have are the "dead space" or hallway on the ground floor and whether the guest toilet is sufficient. Unfortunately, I haven’t found a solution for either yet :-(

As far as I know, airspace is not a means to achieve single-story living.
The sequence of bedroom, dressing room, and bathroom is often criticized.
Access to the wardrobe is awkward due to the 45° corner.
It is unclear where the technical equipment should be placed in the utility room – there is limited space due to the three entrances.

The issue of airspace to achieve a single-story building depends on the local building authority, as each authority can decide for itself whether to accept it. Fortunately, in our case, it is accepted.

A kitchen island in a 300 cm (10 feet) wide kitchen doesn’t work very well. There’s practically no space around the cooktop. Also, a side-by-side refrigerator usually can’t have a wall right next to it, because the door won’t open wide enough to, for example, access the vegetable drawers.

Utility room... what about the main connection boxes for electricity and media? What kind of heating system do you have? Water heater, etc.? Something is also located in front of the planned window.

The kitchen layout has not been finalized yet. It is still being considered to have an open kitchen design to allow space for a cooking island. In the utility room, there is a heat pump with an integrated hot water storage tank. It is about the size of a refrigerator.

To be honest, we have not yet thought about where the service connection boxes should be placed.

We had not yet considered the side-by-side refrigerator; it would probably be better positioned elsewhere. Thanks for the tip.
