I would like to take the opportunity here in the forum to share the current floor plans for the construction of my single-family house and ask for constructive feedback.
Some details about the house:
North is indicated on the attached site plan as roughly at 11 o’clock, so slightly to the top left.
The dimensions of the house are approximately 11.25 x 8.75 meters (37 x 29 feet), plus an additional garage and basement.
Above the garage (about 7.50 m x 7 m (25 x 23 feet)) there are rooms planned for flexible use. Initially, these spaces are not intended to be used or finished but reserved for future needs such as children’s rooms, storage, hobby rooms, and so on.
I would appreciate any suggestions for improvement, as well as your honest opinions—positive or negative—but please try to keep them as objective as possible.

It’s always a good idea to read through several other topics beforehand, as that could save you from having to ask questions like: Where are the elevations?
Is the house going to be built with a basement?
I don’t think it’s a good idea to plan living space above the garage because of the building envelope (insulation/no insulation). I’m not able to explain the physics behind it myself.
Regarding the floor plan: Personally, I would try to rotate all rooms on the ground floor by 90 degrees so that the kitchen faces east, the toilet and pantry face north, and the living or dining area faces west.
Then I would avoid placing the bathroom in the best corner upstairs and instead use that space for rooms that deserve windows. The bathroom can then be shifted to the east with the rest of the adjustments 🙂
I would also prefer not to have to go through the kitchen to access the pantry, so I would separate the pantry from the kitchen.
Otherwise, I would swap the office with the guest room and plan a shower as a second bathroom in the ground floor toilet.
If possible, the walk-in closet should not be accessible from the end of the bedroom but from the beginning of the room so that the separate space truly serves its purpose.
Placing the wood stove in a corner behind the door is not ideal for a fireplace. Consider what function the stove should serve for you.
The hallway upstairs is not very elegant with its varying widths...
Were the storage rooms upstairs created because you didn’t know what to do with the extra space???
The last question is the key one: Is this the design you really want to build, or would it be better to start over?

As mentioned, this is the initial draft for discussion. I am planning some further changes:
- Ground floor:
• Living area above the garage: since there are no children at the moment, this does not necessarily need to be living space. In the first step, nothing will be developed here; it will simply remain an open, flexible space.
• I might move the kitchen, pantry, and WC to the north side, and place the office on the nicer south side instead.
• If it stays as it is, the WC and pantry will be rotated 90 degrees to ensure all have windows on the wall.
• An additional shower in the WC is to be planned.
• Entrance possibly on the left side facing the street.
• I also need to clarify whether I need two staircases (garage and house) or just one.
- Upper floor:
• I find a bathroom on the south side unfavorable since the window and view are hardly used in the bathroom; placing the bathroom on the north side would be more practical, with another room moved to the nicer south side.
• For the dressing room: remove the door to the bedroom and instead add one to the bathroom.
I think this will make the whole thing more sensible :-)

Well… if you want to keep the option open to expand the living space, the entire design must of course be planned so that an additional floor can be built above the garage.
The kitchen should always be somewhat oriented toward the terrace, since nothing is more inconvenient than having to carry everything separately from the kitchen for a barbecue on a nice summer evening.
You are moving individual rooms around without considering their relationships. I also find it impractical to connect a walk-in closet only to a bathroom. Having the bathroom facing south has advantages as well… it benefits from solar heat for a cozy atmosphere.
