We are once again considering applying for plots.

To the east of the development area runs a relatively busy road at the town’s edge. From this road, you can enter the development area in the southeast (see image).

Plots 1 and 2 are accessed via the road above. Plot 2 is only accessible through plot 1.

To the southwest, there is a primary school and a playground.

The letter M marks the waste bin storage area for the semi-detached houses 3–6.

In the east, there is a former industrial site where groundwater has occasionally shown contaminant levels. Therefore, restrictions apply to groundwater extraction for plots 14–22, and stricter criteria regarding excavation depth apply for plots 16–22.

Regarding the house types:

Orange indicates classic two-story villas (9.5 m (31 ft) ridge height; 6.5 m (21 ft) eaves height)
Blue shows 9.5 m (31 ft) ridge height; 4.5 m (15 ft) eaves height
Purple with 6.5 m (21 ft) ridge height is not of interest to us
Light yellow with 11 m (36 ft) ridge height is not relevant due to the road

Our current thoughts:

We have decided on a single-family house, not a semi-detached. We tend to prefer the orange house type, but the blue is also acceptable.

The farther into the residential area, the less through traffic there is. We currently live in a neighborhood with only one access point, and for the first houses, the traffic is already quite annoying.

At the same time, to the west, we are farther from the former industrial site and the town-edge road.

Preferences are for plot 9 (located deep within the development area, garden facing west, slightly larger than 14 and 15), with the limitation that waste bins would be stored there. Then plot 2 (the largest plot with over 600 m² (6,460 sq ft), garden facing southwest), with the limitation that it is only accessible via plot 1 (we are unsure if this could be inconvenient) and there might be difficulty finding the connection to the rest of the neighborhood via the separate access road.

Then plots 14 and 15 (still sufficiently far from the road and former site), with the limitation that the garden faces east.

What are your thoughts on this?

About the waste bins:
For the purpose of regular waste collection, the planned street B will not be accessed by vehicles. The waste collection containers, recycling bags, and bulky waste must be placed at the designated waste bin storage area (M) indicated in the development plan on collection day. (Development plan)

The buyers of plots 3, 4, 5, and 6 additionally purchase parcel 949, measuring 30m² (323 ft²), as a shared ownership waste bin storage area, since the waste bins for these properties are placed there for collection because the garbage truck does not service the western part of the street. The purchase price for this is 100 €/m². (Brochure)

“The residents along Planstraße B are required to place their waste containers, construction material bags, and bulk waste at this location on time for collection and to remove them immediately after pickup.”

I’ve never heard of that before. Who actually spends an extra 3,000 euros on waste?
Just wait… things like that can be changed quickly. A brochure is just a piece of paper…

At least there won’t be 4x4 = 16 different bins standing very close together in front of the property, nor any trash bin enclosure built there. Sure, sometimes the bins are only taken back in the afternoon.
If property M didn’t exist, I probably wouldn’t have given the bin storage situation at the street entrance much thought. Then property 9 in the northeast would have been measured all the way to the street, and the bins next to my property would still be standing there weekly. The separate property possibly means the bins stay there a little longer because the driveway to the street remains easily accessible. Otherwise, I’m relaxed about it.

I have been passing by our garbage bins several times daily for a year now; they are still placed against the house wall on the way to the car/driveway. When the lid is closed, there is no smell even in summer at 40°C (104°F). However, when you open the lid, it is overwhelming...

Are designated garbage bin spaces standard for private roads here? The residents of private roads actually own the road and are responsible for utilities, drainage, etc. themselves. The term "private road" is used because the road does not belong to the city or public space.

Sure, 30m² (320 square feet) is quite a bit of space; here, about 5 to 6m² (54 to 65 square feet) are allocated in the plans for the bins of four households. But you purchase that space—you don’t get it for free.

We live along a so-called “school route.” It doesn’t bother us. Our dog does get triggered by the “talking hedge,” but that can be managed.
