ᐅ Selecting a Plot of Land – Considerations

We are once again considering applying for plots.

To the east of the development area runs a relatively busy road at the town’s edge. From this road, you can enter the development area in the southeast (see image).

Plots 1 and 2 are accessed via the road above. Plot 2 is only accessible through plot 1.

To the southwest, there is a primary school and a playground.

The letter M marks the waste bin storage area for the semi-detached houses 3–6.

In the east, there is a former industrial site where groundwater has occasionally shown contaminant levels. Therefore, restrictions apply to groundwater extraction for plots 14–22, and stricter criteria regarding excavation depth apply for plots 16–22.

Regarding the house types:

Orange indicates classic two-story villas (9.5 m (31 ft) ridge height; 6.5 m (21 ft) eaves height)
Blue shows 9.5 m (31 ft) ridge height; 4.5 m (15 ft) eaves height
Purple with 6.5 m (21 ft) ridge height is not of interest to us
Light yellow with 11 m (36 ft) ridge height is not relevant due to the road

Our current thoughts:

We have decided on a single-family house, not a semi-detached. We tend to prefer the orange house type, but the blue is also acceptable.

The farther into the residential area, the less through traffic there is. We currently live in a neighborhood with only one access point, and for the first houses, the traffic is already quite annoying.

At the same time, to the west, we are farther from the former industrial site and the town-edge road.

Preferences are for plot 9 (located deep within the development area, garden facing west, slightly larger than 14 and 15), with the limitation that waste bins would be stored there. Then plot 2 (the largest plot with over 600 m² (6,460 sq ft), garden facing southwest), with the limitation that it is only accessible via plot 1 (we are unsure if this could be inconvenient) and there might be difficulty finding the connection to the rest of the neighborhood via the separate access road.

Then plots 14 and 15 (still sufficiently far from the road and former site), with the limitation that the garden faces east.

What are your thoughts on this?

If you own a corner lot in an area without designated sidewalks, there is no “double burden,” not even a single one in front of the property.

Apparently the knowledge has expanded over the past nine years: if there is no sidewalk, a walkable width of 1.50 meters (5 feet) must still be maintained on the street, serving as the sidewalk in this case.

Thank you for your answers.
Given the relatively dense development and the tall houses, I actually find a corner lot quite appealing for the reasons you mentioned back in 2015.

I just checked the waste collection schedule in the neighborhood. Residual waste every two weeks, organic waste every two weeks as well. There would be 4 bins on the 30m² (323 ft²) lot. The question is whether they would be left there and how much it would actually bother you at the corner.

Based on this information, which plots would be your favorites? As mentioned, to the east there is a fairly busy main road leading out of town nearby, and a supermarket opposite the site.

I can’t imagine they will be left there. We still have paper recycling here… It’s possible that the noise from the wheels might be annoying.
But if you plan for it in advance, you could include some screening there.

Well, maybe you’ve seen my numerous posts about site selection, where I mention that you can create beautiful gardens with a lovely house on almost any plot.
By the way, my most successful home designs have the main entrance facing south.
But due to the dense development (two-story houses), I often prefer a gable roof house because it doesn’t make you feel overwhelmed on your own property.

To be honest, we chose the second to last plot 11 years ago because I didn’t see any problems at all. I can get inspired by pictures on Pinterest, but I can also work with almost any existing situation and make the best of it. I’m not really inclined to think in terms of best/worst or wanting something I don’t have.
I don’t like rear access lots myself, so that rules out two plots.
Plots 5, 10, and 12 (etc.) are out for me because the living areas lack south/west light.
Are the restrictions for the yellow plot really that important if you don’t want a well?
Why is the purple plot with 6.5 floors excluded?

Hello,
I would prefer number 15. First of all, because of the privacy. It is protected on three sides, located on a quieter street, and you could still plant a privacy hedge around the garden if allowed, or use privacy fences.

Also, there is less sidewalk to sweep and clear. Cars drive past the house, and you don’t have the driveway opposite, where people often turn around, reverse trailers into the driveway, or sometimes park blocking it, which might make it difficult to get out of your own driveway.

I was not interested in the trash bin location anyway. It’s not a big deal if the bins are put out in the evening, emptied in the morning, and then brought back in during the day. But I find it somewhat bothersome, even if it’s behind the garage. You will always have some people who don’t check the schedule, whose bins smell unpleasant, or who leave bins standing for days. Like we do.

I wouldn’t want to live next to pedestrian and bike paths. First, there are always strangers passing by, and cyclists tend to shout to each other while riding. Second, many people don’t pick up their dog waste here, even though there are trash cans everywhere. And if you’re unlucky, the bin stands right across from your garden and smells terrible because the bags are not odor-proof.
If I were to consider a property like that, I would first find out how high a privacy screen is allowed to be and what materials or plants are permitted. But you can’t control the smell that way — just like with the trash bin location.

I would have also said 9 at first, but the space for the trash bins would stop me. It’s not just about the collection; people tend to throw their garbage there at all hours of the day (and night).

For me, plot 2 would be the first choice. A reasonably large lot, a nice southwest-facing garden, no street to clear (the driveway only needs to work for you, so you can just leave the snow where it is).

After that, I would consider 19 and 20. There, too, you can create a nice garden facing southwest.

19 and 20 would probably be my favorites as well: southern sunlight through the side windows, with the gentler western sun in the main garden.
