ᐅ Selection of a Plot from Four Privately Owned Lots

Dear community,

We are choosing between four plots of land that we could buy from a private seller. Specifically, these are the four plots numbered in the development plan.

Plots 1 and 2 are approximately 500 m² (5,380 sq ft) in size. Plot 3 is somewhat smaller. Plot 4 is around 400 m² (4,300 sq ft).
The development plan requires a driveway width of at least 5 m (16.5 ft).

We are planning to build a single-family house of about 150–180 m² (1,615–1,940 sq ft) with a garage.

Which of the plots would you recommend and why?

Funny enough, we are experiencing the same situation. Unfortunately, there is still a high demand for building plots here, and I seriously doubt that the prices will become more favorable for us in a few years.

For us personally, the children are, of course, a crucial factor in our desire to build. In 10-15 years, in my opinion, owning a house will provide too little benefit, even if the conditions might have improved by then (which is also just a bet on the future).

I can only say that at the end of 2020, the development area had a waiting list. Since then, several people have moved up, and a spot recently became available. My neighbor, who also moved up from the waiting list, is still unsure if he can really afford to build and is waiting. He still has a year before the building obligation expires.

As for you, I wouldn’t build at any cost. What you spend on the land will be missing later for the house. €300 per square meter (about $300 per square meter) is a price for a good location with all daily infrastructure within easy walking distance and 5 minutes by bike. I just don’t see that there. You will almost certainly need two cars there. And personally, you’re paying a high price for being close to a specific employer. I would try to avoid that risk if possible. Who knows what the automotive industry will look like in 5 to 10 years? If things don’t go well for Daimler, what alternatives do you have in the Nagold area?

That is a reasonable attitude; and a "realistic asking price" directed at whom exactly?
In my opinion, the plots discussed here are of acceptable quality, but there is no need to panic as if they are irretrievable treasures, nor to justify paying more than they are worth. I would gladly leave them to fools who want to pay yesterday’s or tomorrow’s prices. When looking for suitable properties, one should not forget that a good family home for children has very different quality criteria than what adults might consider. For a child, for example, having playmates nearby is important, and in adolescence, window-darkening options and Wi-Fi performance are the most important factors anyway.

I believe I forgot to mention that the plot is four houses away from my in-laws' house. This is a very important factor for us. On the other hand, the proximity to Daimler / Stuttgart does not matter to us at all.

If this were not the case, we would probably decline anything over 300 euros per sqm (square meter) without hesitation.

Learning about a plot of land so close to the in-laws only after it’s already on the market should give you pause – then the latecomer’s surcharge is well deserved. The early bird catches the building plot.
