My wife and I have been looking at floor plans for quite some time now. Unfortunately, most of them lack interior dimensions, which basically makes them unusable. We have already received two floor plans from a general contractor that are acceptable. However, in the 135m² (1453 sq ft) plan, the hallway would be dark, and in the 142m² (1528 sq ft) plan, there is only 13m² (140 sq ft) of hallway upstairs. But that is not a major issue for now.
Does @kaho674 or anyone else with experience perhaps have a small collection of plans that could be shared for inspiration?
What are our requirements?
- Master bedroom with walk-in closet
- 2 children’s bedrooms
- Small storage room upstairs for vacuum cleaner and cleaning supplies
On the ground floor:
- Office/guest room
- Utility room for gas heating system, ventilation, and washing machine
- Guest toilet without shower
- Closed kitchen with seating for four people and sliding door to the living area
Maybe with ideas from others, we can find “our” perfect floor plan.

I had already seen the pictures.
However, some of them also include floor plans that were then thoroughly analyzed and criticized by the experts here in the forum, right?

There is no such thing as a perfect solution. Hallways rarely get natural light – it’s difficult to avoid in houses under 160 m2 (1720 sq ft).
Your wishes don’t really say much. The plot of land is the key factor, so there is no universal collection.

Tell your architect what bothers you right now. With a 140 m2 (1507 sq ft) house, there is usually much more to address, but not everything is possible without other compromises.

Or are you looking for a “shoulder pat” floor plan? What exactly is a “shoulder pat” floor plan?
If everything went according to my wishes, we would have 146 m² (1,572 sq ft) with a 10 m² (108 sq ft) workshop and a double garage.
We estimated the cost roughly at 317k.
I’ve told the general contractor for now that, except for tiling work, we will handle some parts ourselves. This includes all flooring except the tiled areas and all wall coverings. The walls will be finished to Q2 level with painter’s fleece as a base. We will do the rest ourselves. The double garage is dropped (50k).
Our neighbor and friend is building us a double carport.
Although our combined income is 5000€ (about $5,300), as the homeowner I want to be involved in the construction process and not pay for everything I can do myself.
Maybe this will create some cost savings?
I know there is no such thing as a perfect solution…
When the kids move out, I will have a large empty house. That’s why I want to be careful and build sensibly now.
