Hello everyone,

I’m about to start the exterior landscaping soon, and I noticed that the floor-level windows on the outside are not sealed properly, as shown in the picture.

What is the best way to seal them?

Thanks in advance.

I had already mentioned the dimple membrane; it was not included in any of the specifications, but that’s not a big issue since the house is still exposed around the edges, so it can be installed later. The black sealing membrane was applied after the windows were installed, but for some reason, they didn’t continue the material all the way around.

The dimple membrane does not need to be attached anywhere here – it provides some mechanical protection, but depending on the backfill material, it can be pointless.

I checked again, and that was included with the roofers in the tender. I don’t know why they didn’t do it below the windows. It’s just unfortunate that they have already been paid, which means it will be difficult to get them back on site. This is normally sealed with bitumen, right?

Just give the roofer a call and ask if they could please take care of it. It seems to have simply been overlooked.

Properly, this can no longer be done – the external thermal insulation composite system (ETICS) must be removed at that spot...

I found a photo of the shell construction.

I’ll call the architect, although I’m not really keen on it, but this is a defect.
