ᐅ Sealing the Garage

Hello everyone,

We built a house last year but unfortunately didn’t manage to finish the garage.

For the garage waterproofing, we used standard bitumen primer and torch-on membrane V60.
We didn’t backfill the last side of the garage (which is the boundary wall, but there is nothing yet on the neighbor’s property).
Over the winter, the bricks absorbed water, and some of them froze and cracked.

We now want to continue working on the garage. For this, I would remove the old torch-on membrane completely from that side (down to the foundation slab).
But what should I do next? Is a standard bitumen primer and new torch-on membrane sufficient, or does the garage side need to be rendered first?
