Dear homeowners and building professionals,

my construction did not go perfectly, unfortunately. I have the following concern, which may be unfounded, and perhaps you can help ease it.

I had a timber frame house built, placed on a concrete slab. The walls were set on top—with a vapor barrier between the walls and the slab—and everything was then secured with tension anchors. But honestly: how secure is that? How well do these anchors hold? Is it possible for a house to slide off a concrete slab?

Some of you might find this funny, but I have been through a lot and have lost all confidence.

Thank you in advance.

Best regards

It is not really possible to give a definitive answer to this question.
A timber frame house is anchored to the concrete slab. How and to what extent this is done is determined by the structural engineering calculations.

As I understand it, the designer typically specifies how the anchoring should be executed. Then, if needed, the structural engineer reviews it and approves. Now you just need to check whether the anchors were installed accordingly. It can happen that the required procedure or anchor type deviates from the plans.

Please share what has gone wrong so far.

Don’t you have any construction supervision?

In the flood videos, there was a floating house; the foundation slab had probably already detached.

Yes, that is probably not even an unusual load case.

As reliable as the structural design specifications are and have been followed.

How well do these anchors hold?

Anchors hold exactly as specified by the structural design when installed correctly. Safety factors are also taken into account.

Can a house "slip off" its foundation slab?

Yes, if the loads considered in the structural design are exceeded or if the anchors fail. For example, anchoring can fail if an unaccounted-for load case occurs (e.g., flooding, tornado, earthquake, etc.).

Some may find this funny, but unfortunately, I have experienced quite a bit and have no trust left.

Thanks in advance.

So be sure to check carefully before making a long-term commitment. 😉
