Hello,

We received an offer from the builder for additional costs to increase the basement ceiling height and to add a home office including underfloor heating and a daylight window for about 16 m² (170 sq ft) at over 8,000€.

Is this extra charge reasonable?

What should be considered when planning such an extension?

It is a semi-detached house with underfloor heating and an air-source heat pump.

What can you argue against that? My gut feeling is that it’s not an exaggeration – but I would either fully heat a basement or not heat it at all.

Hello,

it is a 6m x 10.5m (20ft x 34ft) semi-detached house...
in the basement, an office space of approximately 18-20 sqm (190-215 sq ft) is to be heated, the rest will be a small storage room and a technical/laundry room.
I thought that heating the storage room and technical/laundry room would not be necessary.
What disadvantages or problems (can) arise from having only a partially heated basement?

The price does not seem too high to me; if anything, it seems rather low. The entire basement ceiling height is being increased to an internal height of 2.50 m (8 ft 2 in), screed and underfloor heating are being installed, and most likely the electrical wiring in the office will be installed concealed in the walls; plus a living space window. I would also recommend having a ventilation system installed in the office.

Keep in mind in your calculations that you will need to transport more excavated soil; I assume the basement walls will not be underpinned to accommodate the increased floor-to-ceiling height.

Ventilation is quite important, I think. Especially when you warm the air and it then moves through open doors into colder rooms.
Furthermore, I would make sure that the calculated heating system still meets the requirements (although these are usually oversized anyway).
