Hi everyone,

I have a quick question.
We might be able to purchase a plot of land...

Technical floor plan with blue lines and dimensions on orange background

The development plan states the following...

Technical construction document with floor plan, extension, and building regulations

This amendment was recently approved:

Document with text on development plan amendment and construction project, legal regulations

Honestly, I don’t understand the connection between the eaves height of 3.50 meters (11 ft 6 in) and "no knee wall."

Wouldn’t that almost mean a ceiling height of 3.50 meters (11 ft 6 in) on the ground floor? Who wants that…
If I only have 2.80 meters (9 ft 2 in) height and use up the 3.50 meters (11 ft 6 in), then I have a knee wall.

Here is my understanding...

2D floor plan with dimensions, 50° roof pitch, interior walls, and door symbols

Knee wall marked in GRAY!!

Please clarify.
Thanks!

Exactly (I) applies.. But it hasn’t been purchased yet.. We are currently having some plans drawn up..
It will probably be divided into two parts of 360 sqm (3,875 sq ft) each..

So, we’ll see.. The property developer will get in touch tomorrow..
Thanks..

without knee wall refers to the window – horizontal windows, such as roof windows, do not have a knee wall, while dormer windows do 🙂
That is also why there was a change in 1990.

That’s how I understand it 🙂

Well, that might be the case.. Although then the 3.50 meters (11.5 feet) would also be too low :-) you only have 30 cm (12 inches) knee wall height if I calculated it correctly.

Well, maybe..
Not "maybe" – Yvonne understood it correctly 😉

The 1990 amendment allows you – with a roof pitch of 40° – to have a transverse gable, which gives you up to one-third of the eaves length with full standing height.
