Hello everyone,

I’m new to the forum and would like to say hello right away.

We are planning to buy a house in the near future. So far, we have been thinking of purchasing an existing property, not too old, to avoid as much modernization or maintenance work as possible beforehand.

However, we keep coming across offers from construction companies selling (almost) completed terraced houses. Since it is sometimes unclear what additional services or work still need to be done, I hope to get some information here. Excerpt from the property description:

Our house is especially suitable for families requiring a lot of space and offers high living comfort thanks to well-designed floor plans. The purchase price includes the following services: - Portion of the land - Connection and development costs - Paths and driveways - Paved terrace and terrace partition wall - Bathroom on the upper floor - Guest toilet on the ground floor - Turnkey (excluding tiles, floor coverings, painting/wallpapering)

A parking space (parking spot, garage) must be purchased separately for the house.

We are selling commission-free!

We have deliberately decided against a basement in order to reduce costs without compromising quality. There is sufficient storage space through storage rooms, an attic, and an external basement replacement room.

What additional costs should we expect with an offer like this? We would take on many tasks ourselves (such as laying laminate flooring), but obviously not sanitary work (shower/bathtub, toilets, sinks, etc.). We can also do the painting and wallpapering ourselves if necessary. What else should we expect on top of that that we might be overlooking? We might have a kitchen, so let’s leave that out for now.

The house should cost about 210,000 € turnkey – how much additional costs can we expect approximately (including garden landscaping, with part of the work done by ourselves)? Is it possible to estimate a figure?

How wide and deep is the ridge beam with which nominal diameter and knee wall height? Cladding or render?

What I'm starting to consider is the term "standard equipment."

In my opinion, this definitely requires further clarification. Specifically, I’m thinking about:

Bathroom fixtures, electrical installations, staircase construction, front door, interior doors, windows, terrace flooring (substrate), and so on...

Are these items explicitly listed in the description?

Please don’t take this the wrong way, but keep in mind that you might not like this or that.

I believe that all trades should be thoroughly discussed and documented (including any additional costs that may arise).

Off-topic:
Disagreements may still occur, but having everything documented and signed by both parties beforehand makes it easier.

Hello, thank you both for the suggestions! We will definitely follow up on that. This is not an official offer yet, just the property description from a large real estate portal on the internet.

On January 12th, there is an open house for viewing. We will note down questions and then inquire in more detail, as well as gather the additional information requested here.
