Hello everyone,
Has anyone here built a house in Schleswig-Holstein and can recommend a developer? Or would it be more convenient/more effective to work directly with an architect?
The plan is for a two-story house with 130 sqm (1,400 sq ft), with a budget of 200,000 euros plus 50,000 euros for additional construction costs. The plot is already owned.
We would appreciate any advice.

Who or what is Erbtante?With this, @11ant means that you need more money to finance your house. In their opinion, €250,000 (about $270,000) is not enough.
So one option would be to bring the "inheritance aunt" on board.
It’s a saying—you can also ask the bank.
What does "to bring on board" mean? To involve someone in the project.
I really appreciate getting feedback from you all, so thanks in advance.
I had thought about the answer involving inheritance, but it seemed too simple and unfortunately isn’t an option.
I would also consider a bungalow, and thinking about it, 109 square meters plus 18 for the garage and everything else totals around 210. Remove the garage, I’ll take care of the garden myself, so a bungalow with 120 should be feasible—that’s how it sounds to me (who was the general contractor?).
The house is planned to be built in Norderstedt; are there any company recommendations? I have read quite a lot of negative feedback about Team Massivbau here. Does anyone know Trave Haus?
@ypg: hehe, had to smile.

Unfortunately, I’m not familiar with Trave Haus. The Team Massiv company is building three single-family homes next to us. None of the three projects are progressing at a rapid pace, but they are moving forward steadily. All three buildings are simple standard houses where the tradespeople can work in a routine manner and deliver solid results.
I visited Specht in Bisdorf-Fehmarn, but they definitely won’t come as far as Norderstedt. ECOHaus NMS will, though, as it is not far via the A7 motorway. You might want to ask them as well.
