I’m new here because we’ve decided to build a prefabricated house.
We’re still at an early stage and have been gathering information from specialist literature and house catalogs.
Based on the Focus Money test, the following companies are options for us:
- Huf (we don’t really like their design)
- Schwörerhaus (located about 30km (19 miles) away from us)
- Hanse Haus
- Streif Haus
We’ve already had an initial informative conversation with Hanse Haus, which was very friendly.
We haven’t contacted the others yet. Schwörerhaus has a very good reputation, but also a reputation for high prices.
Our budget is around 450,000 - 500,000€.
One of our preferred building plots is priced at 165,000€ (developed, from the municipality plus notary and property transfer tax). We expect total costs to be close to 180,000€ for this. Price per m² (square meter) is 380€ (about $403).
Personally, I find that quite steep, but the infrastructure and the location are good. Slightly sloped site with a nice view; airport, state capital, and trade fair grounds are only 10 minutes away. Schools, doctors, and supermarkets are in the town. The region is Baden-Württemberg (BW), by the way.
Now, to my question:
Since we don’t yet know where we will end up choosing, I would like to know
a) if you have any experience with the companies mentioned above, and
b) what your house cost you (price without and with the land).
We are wondering if we can afford prefabricated house prices with our budget. The house should be around 180m² (about 1,940 square feet), with a shed roof or gable roof. Of course, this is hard to say generally, as it depends a lot on personal wishes. But please help me… with the remaining budget (500,000€ - 180,000€ = 320,000€) is there anything reasonable to be found, or will that already be very tight?
Oh, and we plan almost no self-construction work, due to lack of DIY skills.

I’m from the same region (ES)! We are currently building a prefab house with the company Fertighaus Weiss GmbH. The installation was scheduled for mid-June, and we are just now doing the drywall finishing... :-(
So far, everything is going well!

Why choose a prefabricated house instead of a solid construction? It’s quite simple: one point of contact for all trades instead of 20 different ones! Furthermore, I can hardly imagine that building with solid construction is cheaper, especially since the initial price is never the final price anyway.
What I’ve heard from my circle of acquaintances about solid construction discouraged me so much that ever since, it’s been clear to me that I want a prefabricated house. All solid construction general contractors (with subcontractors as tradespeople) build the house for you, so they are your only point of contact (but honestly, I preferred dealing directly with the tradespeople on site – it was a shorter route than going through the site manager).
I also tried to look up the Focus test once, but only found the report page... it says that unfortunately prefabricated houses are now more expensive, and so on... and extras are costly with both types of construction.
Here are a few points as they appear to me:
- In homeowner surveys by the newspapers ProFertighaus and Hausbau, Fingerhaus, Schwörerhaus, and Keitel-Haus rank among the top. I have also heard a lot of positive feedback about these companies from private research (building diaries, conversations with many homeowners), as well as about Weberhaus.
- Schwörerhaus applies plaster at the factory, not on site, which means there are joints between the floors.
- Large providers like Fingerhaus or Schwörerhaus offer low prices if you choose houses from their catalog, meaning floor plans and knee wall height can be freely selected, but exterior dimensions, roof pitch, and staircase position are fixed. If the house needs to fit precisely within a small building plot and roof pitch must meet specific requirements or preferences (ridge height, eaves height, roof pitch), these companies are less interested in the project and charge higher prices.
- With the somewhat smaller company Keitel-Haus, it’s different; they build every house individually anyway.
- You can probably only compare prices once you have clearly defined what you want and requested a quote from the companies of your choice.

In addition, we created an Excel spreadsheet where we tried to map the differences in the scope of work—which was a huge effort—but it still wasn’t 100% conclusive.
We then asked our top 3 companies to provide quotes and compared them very carefully.

We are building just under your budget with 175m² (1,883 sq ft) of living space, including a basement, with some extras. None of the prefab providers I mentioned were able to offer us that. Just take a look around the many new housing developments and talk to the homeowners.
