ᐅ Prefabricated house construction? What budget is required to build one?

PompeyaHello, we have decided to build a prefabricated house. We already had an appointment today with a house manufacturer, which was quite disappointing and would exceed our budget. I wanted to ask if our planning is really unrealistic?
Our budget is 350,000€ (about $380,000).
A plot of land would realistically cost around 100,000€ (about $110,000) in our area, approximately 550m² (6,000 sq ft).
Our idea is a 140m² (1,500 sq ft) house without a basement, with plumbing and flooring done by ourselves if materials are already included in the price.
For additional construction costs (such as fees, permits, connections), we roughly estimate 50,000€ (about $54,000), so we have about 200,000€ (about $217,000) left for the house itself (as mentioned, self-work is possible).
Is this really so unrealistic? After our appointment today, it seems like 500,000€ (about $543,000) is necessary, but we can’t imagine that everyone can spend that much on a house. We don’t want a mansion, but it should be of reasonable quality.
Can anyone recommend a reliable prefabricated house company that fits this budget or specializes in shell houses?

For a high-quality timber frame prefabricated house, 200k is unrealistic. The foundation slab must be included in that. Our house, without the foundation slab or basement, cost about 230k for roughly 135 square meters (with materials for flooring and painting done by ourselves).

I think Wastl is right. EUR 200,000 also seems too low to me if it is supposed to be a high-quality timber frame house.
Our price was EUR 360,000 for 191 sqm (2,056 sq ft), but turnkey, with a basement, heat pump heating, controlled ventilation system, and as a custom-designed house.

We built a Hanse Haus. I can give you details via private message. An honest statement from our Bien-Zenker sales representative (who was also a very likable person – we still decided against Bien-Zenker) was: "The good ones all cost about the same."
Skipping the basement usually saves money, but the slab foundation will still cost you around 10,000-20,000 € (about 11,000-22,000 USD).

Outdoor facilities done by yourself: 10,000€
Reserve for extras: 10,000€
Shortfall: 54,000€
If you expect to provide materials yourself for the interior work, you need to look for suppliers who target that clientele; alternatively, have an architect put the project out to tender. However, this raises the question whether you a) have the necessary knowledge of the required work, and b) the time to carry out these tasks. From my point of view, building a new single-family home should not dominate your life!
