ᐅ Prefabricated Garage Made of Concrete or Steel? Build It Yourself?

Hello everyone,
we are currently planning a detached prefabricated garage next to our new house and I have hit a mental roadblock:

So far, we have always assumed a 3 x 6 m (10 x 20 ft) concrete prefabricated garage for a maximum of $5,000. Now we have agreed on 3.5 x 7 m (11.5 x 23 ft). The 3.5 m (11.5 ft) width offers extra comfort and room for an electric car charging station later on (high-voltage connection is already installed). The 7 m (23 ft) length leaves space in front of the car for winter tires.

I have requested quotes from various concrete garage companies, but all prices came back over $10,000 (Ott $11,500, Rekers $10,500, Pfaff $12,500). Each includes a swing door and motor, but foundations are not included.

Steel garages are cheaper, but I read online that their durability is questionable and that they can turn into dripping caves during transitional seasons because of condensation. The sales representative from MC Garages even showed up in person and pressured me to sign the purchase contract right away from the trunk of his car. Not very professional.

My questions:
  • Who has a 3 m (10 ft) prefab garage? Is it sufficient, perhaps even for a charging station? With our planned 3.5 m (11.5 ft), there will be additional costs for special transport.
  • Concrete vs. steel – does anyone have experience? Especially regarding durability, appearance, and the condensation issue.
  • Do the prices from concrete garage manufacturers match your experience?

One alternative we are seriously considering is building the garage ourselves with masonry. Has anyone done this and can share how the costs turned out?

I would take a look at ADM garages. We are getting a 2.85x7 m (9.3x23 ft) prefabricated concrete garage with an anthracite door and a Hörmann sectional door with a motor and electrical package, etc.

Our total cost is under €9000.

Our architect recommended the company Hoffmann (garages). They construct using aerated concrete precast elements and assemble them on-site. However, I have no personal experience with them, nor do I know their prices.

A "3-meter" (approximately 2.98 m [9.78 ft] exterior and 2.82 m [9.25 ft] interior) precast concrete garage is usually perfectly sufficient and even comfortable for a car, only becoming a bit tight if you want to roll a garbage bin past the vehicle. Both types last a very long time. Bare steel tends to sweat, but with an insulation fleece, this should not be a problem. I have steel garages "as is"; calling them drip caves is a major exaggeration: of course, condensation drips off, but it does no harm to the car—though I wouldn’t store important documents there.

I often and gladly recommend Hoffmann's pumice precast construction, but the original poster is from Bavaria while Hoffmann is located in northern Rhineland-Palatinate. There are plenty of their garages in my neighborhood, all still in excellent condition even after a long time. Prices seem fair but not discounted.
