I am planning to purchase a plot of about 770 sqm (8,293 sq ft) and have a question regarding possible development.
Floor area ratio: 0.6
Site coverage ratio: 0.35
As far as I understand, this allows for 460 sqm (4,951 sq ft) of living space. Does this area also include basement rooms, garage, staircases, etc.?

Then it must be clearly stated in the zoning plan whether ancillary facilities such as access roads and garages/parking spaces are allowed to double the floor area ratio.
Also, the number of parking spaces per unit is important. All of this needs to fit together.
What does the zoning plan say about the number of storeys and related regulations?

Hausbau20mr25 Oct 2020 20:13As far as I know, the zoning plan does not specify whether secondary structures are allowed to be duplicated. Unfortunately, the plan cannot be uploaded here.
