Our building specification states that the facade will have a facing of brick slips with mineral wool insulation as core insulation, and perimeter insulation in the base area. The exterior corners will be sealed with permanently elastic expansion joints.
However, it also says that these permanently elastic seals require maintenance and are not covered by the warranty.
If these seals are in the base area, embedded in the ground, they cannot be maintained, right? Or am I missing something?

As I understand it, the expansion joint refers to the brick facing, so above the surrounding ground level. The perimeter insulation is then used in areas that come into contact with the soil and are still within the splash water zone. Expansion joints are always maintenance joints and must be repaired or replaced from time to time.
