Hello everyone,

Our house is now built and we have already moved in. Most of the flooring is installed except in the laundry room.
I have been looking into and considering the options for the laundry room:
1. Painting with concrete/cement paint
2. Sealing with two-component epoxy resin
3. Having tiles installed.

Since the budget is quite tight and the laundry room has a ceiling height of only 218 cm (7 ft 2 in), we were thinking about painting or sealing.

I asked the builder and he would charge 600€ to paint 30 m² (320 ft²) with cement paint. That seems a bit high to me, but we don’t have much experience in this area.
My question is, is that price reasonable? Which option would you recommend?
Is it possible for a layperson to carry out the work themselves? What would be appropriate prices for option 1 and 2?
The screed in the laundry room is cement screed with a vapor barrier below.

Thank you very much.

I painted 60m² (645ft²) in just over an hour. It’s very easy to do with a large roller and an extension pole without needing a ladder. I applied four coats in total to achieve a good and even finish.

For 30m² (323ft²), you can expect to spend around 70 euros on paint and about three hours of work.

I am with willo. Do it yourself. It’s not that difficult.

I was also considering just painting the utility room in the basement.

Did you sand the floor first or paint directly on the screed?
What type of paint did you use for that?

For the first coat, use a deep-penetrating primer for floors. It is available at specialized suppliers. It is usually diluted at a ratio of 1 to 5. All details are provided on the container.
Then apply Wilckens garage floor paint, for example.

So my question is: is this price justified?

I would suggest taking the information from post 77 by willos and asking the builder how much time he estimates for the job and how he arrives at that price. It seems like someone is asking for a lot of money...

Let’s say the paint costs €90 (to make the calculation simpler). (600€ - 90€) / 3 hours = €170/hour!!!

That’s quite an hourly rate! If you’ve seen how quickly skilled painters can paint walls (to a good standard), I’d also assume they can finish this in under 3 hours. There probably isn’t much taping or masking involved. Or is the room also a technical room with lots of installation equipment that would need covering?

But even if that’s the case, add an extra hour for masking. That’s still about €125/hour — which I find quite steep.
