We had a commercial space converted into an apartment. The façade was newly built with masonry, and new windows were installed. One window could only be closed by lifting it with great effort several times. The window company adjusted it a few times. When it still wouldn’t close properly, we were advised to check it with a spirit level. The photos show the spirit level placed against the window frame, once fully along the frame and once only at the top, with a gap between the level and the window so that the level is vertical. The third photo shows a white edge on the inside of the window, but only on one side; the side with the hinges does not show this white edge. The windows are by Schüco and are 6 months old. Since everything was taped up inside and outside for insulation and plastering in the meantime, we could only test the windows occasionally. We are concerned whether the window will continue to sag over time and then become impossible to close. Since these are soundproof windows, they can only be lifted with considerable force. Is it possible to remove the windows in this way? After the last adjustment with the shims, the window worked well, but we wonder how long this will last.

HilfeHilfe24 Nov 2025 06:41When brickwork is freshly done, everything will settle. You should get a written guarantee that you can have the workers come back if needed. Especially since it will get warmer, and such structures can always shift slightly.
