ᐅ New Construction with Limited Time – Any Experiences?

Hello everyone,

My wife, my daughter, and I are looking to build our own home (single-family house). We might have a second child in the future. The house will be built in the postal code area 77XXX. Since I have a very time-consuming job and I’m not very skilled with DIY work, I want to have the whole project delivered as move-in ready as possible, without too much coordination effort. What is the best way to achieve this?

Our requirements:
- 5 rooms with two bathrooms that have showers (children’s bathroom)
- This summer showed me that I don’t want to build a house without cooling. I’m open regarding the cooling concept, but I have heard good things about heat pumps including a cooling function plus a photovoltaic system. What are sensible options? Underfloor heating / wall heating / ceiling cooling?
- A complicated/individual ground floor layout because I want to integrate a home cinema (my hobby) into the living room. Cooperation with the home cinema installer will also be necessary. If anyone has experience with how to manage this, I would appreciate any advice.
- Lighting and roller shutters should be smart. Here the question arises whether to go for retrofit solutions (Philips Hue) or a bus system like KNX combined with home automation such as RTI or Control4?
- No specific requirements regarding the exterior design. I would also consider a mono-pitched roof to install a full photovoltaic system facing south and keep the rest of the building simple, square, and practical.
- Avoid sloped ceilings upstairs, which also speaks in favor of a mono-pitched or hipped roof (urban villa style).

How should all this be financed?
He: net income 5,500 € (tendency rising)
She: net income 800 € (we don’t count on this, since a second child might be coming)
Equity: 30,000 € saved within one year. Within the next few years, there might also be an inheritance of 250,000 €. I would consider buying a suitable plot now even without much equity and use the remaining money/inheritance for additional loan repayments. What do you think about that?

Well. For anyone who generally dislikes fiction, today's entertainment options won’t offer much help. The last truly non-fictional forms of entertainment are bullfighting and acrobatics.

Otherwise, activities like hiking or sports—things you do yourself—are more suitable.

What entertains other people is exactly this: watching things that would never actually work in real life. And honestly, reality calls for a glass of wine much more often than fiction does for me. The really foolish actions happen in real life, by real people.

The reason I wouldn’t want a home theater is not because I don’t watch porn. For me, going to the movies necessarily involves leaving the house. That’s part of the experience. I can understand a home sauna—in public, some aesthetic tolerance is sometimes required—but a home theater, in my opinion, is something invented for socially anxious people.

Well, the 300 other people in the cinema annoy me, half of whom, judging by their conversations, aren’t even there to watch the movie. Plus, there are commercials and expensive snacks with no bathroom breaks.
That’s why I go to the sauna exclusively to watch, so that brings things full circle again.

I’m definitely not one of those who like being watched, and if I am, it’s only to gossip *lol, so that’s not an issue for me.

I would also love to have a home cinema, because I HATE it when the sound gets too loud while people around you are constantly snacking, that crunching of popcorn, and even worse, nachos with horribly smelly cheese sauce or something like that... yuck, no thanks. And if I need to, I can just pause the movie at home.

As mentioned before, I have a very time-consuming job, so I don’t maintain the thread regularly. But honestly, I find it entertaining since I still need to save up for a while anyway. On topic: Would the poster who set up the automation with the home theater, Alexa, roller shutters, lighting, etc., possibly share exactly how it was done and who did it?

Off Topic:
I also have all the types described here. I’ve always liked fantasy and watch all kinds of movies and series. I also enjoy football. I’ve always had a decent TV and a small 5.1 sound system. For impactful movies, I used to go to the cinema. Since there are now three of us and unfortunately no family nearby to watch the kids occasionally, that’s rarely possible. That’s why I got an affordable projector/HTPC setup for around 2000€ (about $2200). The TV is now underused. And at the cinema (once a year when we visit the grandparents), I’m already annoyed by the poor picture quality. Since I was able to experience a home theater worth 40,000€ (about $44,000), I’ve been unstoppable. Everything about the house is open to discussion, but not the home theater. When planning, it’s important to keep the WAF (Women Acceptance Factor) as high as possible. Fortunately, my partner watches too.
