The landlord is the general contractor (GC). I, the OP, am the tenant.

The maintenance contract is from the electrician.

The monthly inspection can also be carried out by a person with basic electrical training. See also the screenshot. However, for companies, this inspection is actually mandatory.

Yes. But the EuP also has to drive there, press the button, document it, and then drive back. It doesn’t cost 140 EUR, but you have to allow about an hour, so it adds up to around 60 to 70 EUR.
