ᐅ How much does a semi-detached house cost? Is it much cheaper than a detached single-family home?

Hello everyone, I’m Mustafa from Aalen (BW).
I have been allocated a plot of land by the city. It costs 215€ per square meter (sqm) with an area of 557 sqm (6000 sqft).
I’m considering building a semi-detached house with a friend.
Here is what we have in mind:
Solid construction
About 130-150 sqm (1400-1600 sqft) of living space per person, spread over two floors.
I want a basement, he probably does not.
Either a gable roof or a mono-pitched roof.
Around 64,000€ per person would be due for the land, including notary and taxes.
How much should we expect to spend per person overall? We actually don’t want to spend more than 350,000€ per person in total.
Is this realistic?
I would appreciate some feedback.

the development plan allows for a semi-detached house. In my application, I selected the following options: single-family house, single-family house with a granny flat, and semi-detached house.
What I don’t understand is why there’s so much hassle about this. If the development plan permits building a semi-detached house, why all the stress? Should I build a semi-detached house and sell one half, or how is this supposed to work?
I’m really confused and don’t know what to do. I have to make a life-changing decision by Friday.

Whether a (partial) resale is prohibited by your contract with the city must be determined by reviewing the contract or by asking directly. Also, check if there is any building obligation, for example, if the property must be ready for occupancy within three years.
And are you absolutely sure that a duplex is allowed on this specific plot? In zoning plans, various types of houses are often permitted, but it may be specified that plots A-C are for single-family houses, while D-H are designated for one half of a duplex—meaning that two adjacent plots together accommodate a duplex.

mustafa086 Mar 2018 12:04So, I was at the city office yesterday and spoke with the man there. He said that I should have mentioned it from the beginning and included it in the application. But then, I probably wouldn’t have gotten it at all. I did mention a semi-detached house, and he didn’t contradict me.
