ᐅ How much does a semi-detached house cost? Is it much cheaper than a detached single-family home?

Hello everyone, I’m Mustafa from Aalen (BW).

I have been allocated a plot of land by the city. It costs 215€ per square meter (sqm) with an area of 557 sqm (6000 sqft).
I’m considering building a semi-detached house with a friend.
Here is what we have in mind:

Solid construction
About 130-150 sqm (1400-1600 sqft) of living space per person, spread over two floors.
I want a basement, he probably does not.
Either a gable roof or a mono-pitched roof.

Around 64,000€ per person would be due for the land, including notary and taxes.
How much should we expect to spend per person overall? We actually don’t want to spend more than 350,000€ per person in total.
Is this realistic?

I would appreciate some feedback.

...because one half is only half a house, not a whole duplex.
A duplex is apparently not possible, but the connection to the neighboring lot with another house means that a duplex is built on two separate properties. You build one half, on the neighboring land the other half = one duplex.

Yes, definitely: everything is regulated in the fine print.

You only save on the land with a semi-detached house, hardly on the building itself.

Think about what is meant by the support from your mother.
Basically, you earn enough money for yourself. You should be able to manage without that support.

Regarding the plot ratio/floor area ratio etc., you haven’t answered those questions yet... I imagine they have already given their preliminary approval.

I think there is also a misunderstanding on your part. Allowing a semi-detached house does not mean that a complete duplex can be built on your plot; rather, it means that two neighboring plots each have one half of a semi-detached house. These plots are somewhat smaller compared to the other plots in the development area.

If I understand you correctly, you want to build a duplex on a single plot?

This whole idea seems more like a crazy scheme or a fake to me. You don’t seriously want to make a decision that will affect the next decades within just 3 days in a rushed action, do you? If someone only realizes 3 days before the deadline that they cannot build the desired house, they cannot be taken seriously, sorry.

The plot should definitely be divided before each party buys their own half. Otherwise, your friend will have to pay property transfer tax twice. Don’t get emotionally attached to these plots—never buy land emotionally unless you can easily afford it without a second thought. What you said about price and size isn’t unique enough to rule out that an equally good opportunity might come up soon. Take the time to learn how to read development plans, including the textual regulations—questions about floor area ratio, plot ratio, and others are crucial to understanding how buildable the plot really is. It would be a shame if things fail because of these details, especially when the budget, mainly through your own work, suggests that success is possible.

Just show the development plan... then we can tell you more... if a single-family house is marked on the plot you are buying, it is very likely that you are only allowed to build that there...

Please read. He has already spoken with the authorities. A semi-detached house is allowed there.
